Set across two thoughtfully designed levels, this elevated coastal home blends modern elegance with relaxed comfort. Vaulted ceilings, expansive glass windows, and seamless indoor-outdoor flow create a light-filled winter sanctuary, capturing panoramic views over Port Phillip Bay while keeping interiors warm and protected.



Enjoy year-round swimming in the heated indoor pool, unwind in the spacious living areas by the fireplace, or take in the crisp coastal air from multiple alfresco zones. The gourmet kitchen is ideal for preparing hearty meals, while the private lift offers effortless access between floors.



Key Features

| Indoor Heated Pool for year-round enjoyment—perfect for winter stays

– If desired, pool gas heating is available for an additional $175 per day, ensuring a warm and comfortable swim in all seasons. The pool heats up to 30 degrees with gas heating—note this is not spa temperature and should not be expected to feel like a spa. Please note the pool is otherwise solar-heated and may be less effective during colder or overcast winter days.

Pool heating requests and payments need to be made no later than 48 hours prior to your arrival date, otherwise we unfortunately will not be able to offer this service during your stay.

The pool heats up to approximately 30–32 degrees with gas heating—this is a warm, comfortable temperature rather than a hot spa-like feel. Without gas heating, solar heating may be limited during winter due to weather conditions. Pool heating must be requested and paid for at least 48 hours prior to arrival.

1. Every group must sign a booking agreement provided by Lively Properties.

2. The maximum amount of guests allowed on the property strictly at any time during the day or night is 14.

3. According to local laws, all outdoor areas, including decks, balconies, and pools, are off-limits after 10 PM on weekdays and 11 PM on weekends.

4. No parties or unapproved gatherings are allowed at any time.

5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.

6. Parking: Our driveway accommodates up to 5 cars. To prevent any inconvenience to our neighbours, no additional cars are allowed, and street parking or parking on neighbouring properties is strictly prohibited.

7. No Bucks, Hens or Schoolies: To maintain a relaxing environment for all guests and neighbours, we do not allow bucks, hens or schoolies on the premises under any circumstances. Thank you for your understanding.

8. Smoking (including vaping) is prohibited both inside and outside the property. The property is fitted with smoke alarms that are sensitive to vaping.

Guest Limit Policy:

The maximum number of guests allowed on the property at any time—day or night—must not exceed the number stated on the listing which is 14. Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of this rule may result in immediate eviction and enforcement of penalties.

We stayed in this property during school holidays with my family and my sister in laws. Had a great time. Location was good it’s not beach front but 5 mins drive will get u to the beach. The lift was very helpful. The house was beautiful and the garden was fantastic. The property team interactions were great. The biggest negative for me was the pool heating after paying extra 525/- for 3 days pool heating I was expecting a heated pool like at the Leisure centre heated swim pool. Water is warm and pleasant, instead we got was something similar to a solar heated pool . They said the temperature was at 30 but it was cold. So I wouldn’t recommend paying extra for that. Apart from that it was a pleasant experience. Thanks
