This like new 3-BD, 2.5 bath new home with High-speed WiFi is nestled between Linville Gorge and Pisgah National Forest, near all the top outdoor attractions in WNC. Only 5 min to Linville Caverns, 8 min to the Blue Ridge Parkway, 10 min to Linville Falls Winery, 35 min to Lake James! Seasonal mountain views, hammock, & fire pit under the stars await! Toasting marshmallows (included) over the fire is a requirement!

Our cozy and inviting home provides all the essentials for the perfect mountain vacation. As 28x Superhosts, we try hard to get it right.

Exterior security cameras present: We have one doorbell camera at the front door, one at the driveway, one at the rear deck, and one overlooking the firepit area. These will be on during your stay and are for your safety and ours.

Noise decibel monitor present: There is a noise monitoring device indoors which actively records noise decibel levels. It does not record audio or video.

We allow early check-in and late check-out at our unit upon request.
This will depend on the property and the cleaner's availability.
We implement an early check-in fee and a late check-out fee.

***Check-Out Time & Late Departure Policy***
Standard check-out time is 11:00 AM, unless otherwise agreed upon in writing by the Host. Unauthorized late check-outs will incur an additional fee of $50 per hour and charged at the top of each hour thereafter (e.g., checking out at 12:10 PM will result in a $100 fee). This fee covers delays with cleaning staff and turnover schedules. Guests are urged to check out on time to avoid any additional fees. **If Guests would like to see if our cleaners are able to accommodate a late check-out, the LATE CHECK-OUT REQUESTS must be made 24 HOURS in advance.**

**Please note that as part of the reservation booking process, we ask guests to visit a link to e-sign a rental agreement. In NC, written rental agreements are required to be compliant with the NC Vacation Rental Act. We include them as best practice for our listings in SC. There is also a link to a quick Point of Contact form which is required for Vrbo reservations.

Trust & Safety:
*As part of our effort to help you relax and enjoy your stay, we insure the property against guest-caused, accidental damage with the Safely Protection Policy. The cost of this protection has been included in a Trust and Safety Fee or your rental rate.

The Safely Protection Policy covers the cost of repairing damage to the property up to $3,000 for content and $3,000 for dwelling. The fee for this protection is refundable if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Any deductible, minimum claim amount, or cost of repair in excess of the coverage limits will be the responsibility of the Guest, and Everlong Residential will process the payment using the form of payment on file for the Guest. Additional information about the Safely Protection Policy will be provided upon request.*

Situated 20 minutes from downtown Marion and an 8 minute drive from the Blue Ridge Parkway, "The Toasted Marshmallow" is inviting you and yours to escape the hustle and bustle of life. The property is nestled against Linville Gorge and showcases a professional 18 hole disc golf course which hosts the College Disc Golf National Championship. This property has high-speed WiFi, underground utilities, and city water, all a rare find in the heart of the NC mountains. A huge wraparound porch complete with rocking chairs, additional outdoor chairs, picnic table, and a gas grill (direct line to propane which we provide) for outdoor enjoyment awaits. The serene outdoor fire pit is just a few stepping stones away from the porch, with a hammock in between.

Lovely clean home. So quiet and peaceful. Comfortable beds. NOTE: There is still lots of damage around the neighborhood from Hurricane Helene. Some issues with construction and damaged roads. As of our visit, the roads in the neighborhood is not suitable for sports car or car that is low to the ground.

Great Disc Golf Weekend

The house was great and a perfect location to enjoy the disc golf courses nearby! We did have some trouble with the keypad not unlocking the door. You just have to pull the door to you to get it to work. Other than that everything was perfect!
