Podere San Giorgio is an ancient nineteenth-century farmhouse located in the countryside near Manciano, in the Tuscan Maremma. Carefully restored to preserve the original features and updated to offer maximum comfort, the farmhouse has exposed chestnut beams, Barberino stone walls and antique terracotta floors, combined with pastel colors and bright interiors. The interior layout includes a bright veranda, a living room with a fireplace, a dining room and a well-equipped kitchen, as well as three double bedrooms. Outdoor living takes center stage, with a pergola covered with wisteria and roses, a panoramic terrace with barbecue and wood oven, and a private pool with views of vineyards and hills. The location is ideal for exploring the coast of southern Tuscany, the historic villages and the nearby thermal baths of Saturnia.

Interiors:
The villa is spread over two floors, connected by internal and external terracotta and stone stairs. GROUND FLOOR â Hallway entrance; a double bedroom; a bathroom with shower; laundry room; living room with fireplace and access to the veranda and pergola; dining room with access to the pergola; kitchen with direct access to the parking side garden. The patio doors lead to the pergola terrace and the back garden. FIRST FLOOR â A double bedroom with en suite bathroom with bathtub; a double bedroom with adjoining bathroom with bathtub. Fixed air conditioning in the bedrooms on the first floor and mobile in the double room on the ground floor.
Park:
The villa's garden covers about one hectare of unfenced land. The area around the house is an alternation of lawn, olive and oak trees, with cypresses and Maremma vegetation in the sloping areas. A wooden pergola covered with wisteria and roses connects the house to the panoramic terrace, paved with natural stone and furnished for eating and relaxing outdoors. The terrace is equipped with a dining table, barbecue, wood oven and corners with armchairs and sun loungers. Access to the property is through a manual gate and a gravel driveway that leads to a covered parking space for two cars and an additional outdoor one. N.B.: Please note that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located about 15 meters from the villa, on the same level as the ground floor, next to the terrace with the pergola. Rectangular in shape; measures 10 x 3 m with a constant depth of 1.50 m; covered in gray PVC; access through four angular steps; mixed chlorine and salt purification system. The solarium, located on the panoramic side, is paved with untreated natural teak and is equipped with sun loungers, deckchairs and umbrella. It is open from the last Saturday in April to the first Saturday in October.
