The Space:
Morning light filters through tall mill windows, illuminating exposed brick and timber beams that hint at the building’s industrial past. You can sink into the sofa with coffee in hand as the hum of the city rises outside, or take a slow start to the day before wandering to the nearby Cathedral or Northern Quarter cafés. Inside, thoughtful details and open spaces create a balance between history and comfort.

Sleeping arrangements
Two serene bedrooms each feature a king-size bed, soft bed linens, and room-darkening shades for a restful night. The spacious layouts make it easy to unpack and unwind. For larger groups, the living room sofa converts into a double sofa bed. Depending on the booked number of guests on your reservation, you may need to contact our customer service team who are on-hand to arrange a sofa bed set-up, where additional charges may apply. Located on the first floor, the apartment is reached by one flight of stairs and has no elevator. Once inside, the home is single level with no stairs. A paid parking lot is available nearby, and entry is made simple with self check-in via smart lock.

Guest Access:
Upon booking with us, you will receive access to your personalised Guest Pass. The Guest Pass is powered by Enso Connect – an Airbnb trusted partner. Here you will receive your check-in instructions including any access codes, Wi-Fi details, local recommendations (& exclusive discounts!) and much more. You will receive a link to your Guest Pass in your booking confirmation message.

In order to protect both the property and you, our valued guest, you must complete either a mandatory deposit authorisation hold of £250 or a £40.00 non-refundable damage waiver (Please note that the Damage Waiver option is not available for bookings placed within 24 hours of check-in, or for stays of 28+ days or more). This can be done on a card of your choosing via the Guest Pass. If you select the deposit authorisation hold, no monies are taken from your card unless damages are caused during your stay, or additional fees are incurred. This may be for things such as late check-out, undeclared guests, and/or extra nights. The deposit authorisation hold is usually released with 1 working day of check-out.

Kindly ensure that your Guest Pass verification and deposit authorisation hold or damage waiver, are complete prior to your check-in, as you will not be able to access the apartments until this is complete.

Other Things to Note:
Please note we do not manage the building and cannot be held responsible for any maintenance issues in building communal areas. There is no elevator, you will be required to take the stairs up to the 2nd floor to access the apartment. We ask our guests to kindly respect our neighbours. We also encourage you to read our house rules for full transparency of our terms & conditions prior to booking.

Depending on the booked number of guests on your reservation, you may need to contact our customer service team who are on-hand to arrange a sofa bed set-up, where additional charges may apply. This home is pet friendly. If you wish to bring your furry friend(s), there will be a small flat rate fee of £20.00 which helps us cover the cost of the additional cleaning requirements post your stay.
