Part of the large estate of one of the oldest aristocratic families of the Sabina area, the property enjoys a fine position overlooking its very own vineyard and the surrounding countryside. It is also perfect for exploring the many places of interest in the region and also Umbria and Tuscany. Indeed, Rome awaits just to the south.

Private garden with a pergola furnished with table and chairs. The patio and the internal floor area are paved in Tuscan terracotta, the patio being perfect for al fresco dining.

Ground Floor: Large living rooom with Satellite TV, DVD and CD player, wi-fi internet connection, dining area, fireplace, large south-facing windows: kitchen with large fridge-freezer, dishwasher, washing machine, grill and oven; twin bedroom with private bathroom with bath.

First Floor: one double bedroom wth private bathroom with bath, two twin bedrooms, one bathroom with shower.

Pool area: the pool (12m x 5m; 1.20m-1.4m deep) area is completely private, is situated at approximately 40m from the villa and is accessed via a lockable gate. The pool is immersed in its own garden with views of the estate. The surrounding area is paved in terracotta where the umbrellas, deckchairs, loungers and armchairs are situated.

The villa has full central heating, and is provided with one highchair and one cot. Linen and bathroom towels changed weekly. Swimming pool towels provided. The price includes shared use of the tennis court, five-a-side football ground and table tennis (rackets and balls included), and a welcome pack (milk, water, wine, oil, bread, butter, eggs, biscuits, salt, sugar, tea, coffee, jam).

The estate is easily reached from Fiumicino and Ciampino Airports (approximately 90km) and there are excellent railway connections to the area notably at Magliano Sabina just 15kms away.
