The Space:

This inviting 2-bedroom, 1.5-bathroom townhome is located in south Lubbock and just minutes from Loop 289, making it ideal for anyone visiting the area. The townhome features a bright and airy living room, a half bath, a dining area, and a fully equipped kitchen on the main floor, perfect for relaxing or entertaining.



Upon entering, you will see the spacious living area which has a comfortable sofa and convertible sleeper chairs to enjoy the smart TV with access to all streaming apps available for you to download. You are more than welcome to log into your personal accounts, like Netflix or Hulu, or you can use the screen mirroring function on tablets and laptops since we do not provide cable. The internet in this property is fast and you're welcome to hook up your laptop or gaming system to the TV as well. The individual sleeper chairs pull out into single beds and blankets are in the TV stand. Please note, the door leading to the patio has an old 10x13 pet door that has been covered as this property is not pet friendly.



Our spacious kitchen comes stocked with all the cooking and utensil basics needed to enjoy a meal during your stay. An oven, fridge, dishwasher, toaster and other appliances make this kitchen enjoyable to cook in. The dining table is just beyond the kitchen and has seating for 4. There is also a half bath in this area.



Upstairs, you’ll find two generously sized bedrooms, each with a queen bed, closet space, luggage racks, and a shared hallway bathroom. There are hangers and an iron and ironing board in the closet and extra blankets and pillows if needed. There are lamps on the nightstand if you like to read before bed.



There is a pool at this property that is available seasonally. The pool is currently closed for the season but will reopen next summer. Please check with us to confirm availability during your stay.



The townhome also offers the convenience of covered parking, so you can rest easy knowing your vehicle is secure from bad weather. There is 1 assigned parking spot marked for unit 8. Other guests may park in the unassigned parking spaces that are not covered.

Whether you're here for a weekend getaway, a longer stay, or to visit loved ones at Texas Tech, this home has everything you need for a comfortable and memorable stay. You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents. A rental agreement is required to book this property.



Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.



**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**



Parties are strictly prohibited at this property. Any violation of this rules will result in an immediate $500 fee.



This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy as the owner has severe allergies and a fee of $250 will be automatically applied if you are caught in violation of this.



We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a 2-3 day stay. Long-term stays will need to replenish latter items at their own expense.



Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Guest Access:

All areas of the house are available to guests with the exception of the locked cleaning closet



The Neighborhood:

This home is located in the Raintree neighborhood of Lubbock. Main streets close to the home are Indiana Ave, Quaker Ave, 82nd Street and 98th St, while Loop 289 and I-27 are a short drive away.



Getting Around:

Lubbock is a large city in terms of land size, so a vehicle is recommended for your stay. If you don't have a vehicle, you can get away with using either Uber or Lyft rideshare services.



Other Things to Note:

Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.



This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.



Host-Initiated Cancellation Policy

While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.



In the event that we must cancel your reservation, the following terms apply:



Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.

No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.

Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.

Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.

Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses.

Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.

By confirming your reservation, you acknowledge and accept these terms.



Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request.



House Rules:

- No pets!

- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.

- No smoking inside the property.

- No excessive volume that would disturb the neighbors.

- Clean up after yourself. This includes all dishes and food items.

- If you break something, message us and let us know immediately.



Interaction with Guests:

Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.
