A bright and inviting duplex set in a classic Georgian building, right in the heart of Fitzrovia. With a private patio, generous natural light, and quiet comfort across two levels, itâs a calm retreat just moments from Regentâs Park, Oxford Street, and two nearby tube stations.
Whether youâre in town for work or a weekend away, this cosy one-bedroom (with a sofabed) is a perfect London base.
This flat has been my peaceful little base in the heart of Fitzrovia â a place that feels tucked away, even though youâre right in central London. It's a Georgian duplex with big windows, gentle light, and a layout that just works.
Upstairs, thereâs a relaxed open-plan living space where Iâve shared many cups of tea on the sofa and slow Sunday mornings by the window. The sofa pulls out into a bed if you're staying with friends or family. The kitchenâs fully equipped with everything you need â simple, practical, and ready for you to make yourself at home.
Using the sofabed?
Please give us at least 24 hours' notice, so we have enough time to get you fresh linen.
Please note that there will be a ÂŁ25 linen charge, which includes four towels.
Head downstairs and youâll find the quiet bedroom with a comfy double bed, a modern bathroom with a proper walk-in shower, and a little courtyard patio thatâs surprisingly peaceful for such a central spot. Itâs a space Iâve loved â coffee in the mornings, wine in the evenings, or just stepping out for air.
Youâre in one of Londonâs most sought-after neighbourhoods â a quiet street nestled between Charlotte Streetâs foodie gems, Goodge Streetâs transport links, and the leafy elegance of Regentâs Park just around the corner. Fitzrovia has a charm of its own: central, walkable, and full of character without feeling crowded.
Iâve put together a little welcome pack to help you settle in â tea, coffee, toiletries, and a few essentials for your first couple of days.

Guest access
You have access to the entire property with no disruptions. Should a maintenance query occur, you will be asked permission first before we access the property to carry out a repair.

We want everything about your stay to feel smooth, relaxed, and stress-free â so hereâs the practical side of things, made easy.
Check-in / Check-out
Standard check-in is from 3PM and check-out is by 11AM.
If youâd like a little flexibility, weâre happy to help where we can â just give us a heads up in advance (thereâs a small fee, and it depends on availability).
We do ask that you check out on time â our lovely cleaners often arrive right at 11AM, and delays throw off their whole day. A ÂŁ20 fee applies for each half hour of unauthorised late check-out or early arrival.
Keys
The day before you leave, weâll send a quick reminder on how to return the keys â itâs super important to follow that, as our team relies on timely access. If the keys are left incorrectly, thereâs a ÂŁ50 fee to cover the disruption.
If keys are lost, broken, or locked inside the flat, thereâs a ÂŁ100 fee to cover lock replacement.
Locked yourself out? We can arrange a call-out for ÂŁ60.
Need an extra set of keys? Weâre happy to help with 24 hoursâ notice, and a ÂŁ100 deposit.
Parking
Thereâs no private parking, but itâs easy to sort nearby:
â Use RingGo for pay-as-you-go street parking
â Apps like JustPark or YourParkingSpace often have great local options
ZipCar users: parking isnât included in their rates â youâll need to book a bay separately.
Little guests
Need a travel cot? We can arrange one for ÂŁ40 (includes delivery and pickup).
Want a high chair too? The full package is ÂŁ45.
Just give us 24 hoursâ notice so we can get it ready in time. (Please bring your own cot bedding.)
No smoking, please
This is a non-smoking home â and we do mean it. A ÂŁ200 fine applies if smoking is detected.
Visitors and noise
Please donât invite extra guests over without prior permission, and keep things respectful â no parties or loud music. Weâre in a peaceful residential area. A ÂŁ250 fine applies for any breach of this.
Lost something?
It happens! A third-party service handles shipping and charges a minimum of ÂŁ25 per item, plus delivery costs.
Linen for longer stays
Staying 21 nights or more? Our professional linen service requires a refresh every 21 days.
You can choose:
â Fresh linen delivery, or
â Rehire the current set, which weâll collect after you check out.
Both options are billed the same.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
