Amazing villa, recently renovated in modern style, located on the top of a hill overlooking the sea and the Gulf of Livorno, just above the characteristic village of Montenero (walking distance). 4 large bedrooms, 5 bathrooms, pool, breathtaking enormous panoramic terrace, wifi, air condition, private parking, modern kitchen and super spacious bright living room and dining room. Just 5 minutes driving from Livorno city center and the coast! Super safe relaxing area, 20 minutes from Pisa airport!

500 sq. meters interior, 150 sq. meters terrace, 3000 sq meters garden and ground. The location of the house guarantees to our guests highest level of privacy, even if the area is not so secluded and there are other villas nearby.

INTERIOR:
^^^ Upper Floor:
- A super bright enormous living area with windows at all sides of the room. In particular three big window doors (sliding opening) they open and face directly on the terrace of the villa. In the living area you'll find a super big sofa, armchairs, TV, Air conditioning, modern stair and exposed beams ceiling.
- 1 bathroom with shower, Wc, bidet, washbasin
- A modern kitchen with electric oven, dishwasher, cooking plate with 5 cookers, extractor hood, large fridge, freezer, stoves and all you'll need to prepare your meals. Cutleries, plates, glasses... so on
- The dining room which is adjacent to the kitchen area. In the dining room a table and chairs for 8 people, TV, a drawers and a big window door that opens on the panoramic terrace where you'll find also another table and chairs to enjoy your alfresco dinners.
- From the living room a big iron spiral stair case allow you to reach the lower floor where there are the 4 bedrooms (each one with bathroom ensuite).
^^^ Lower Floor:
A total of 4 bedrooms, 4 bathrooms and laundry corner.
- 1° bedroom (about 50 sq. meters) Large queen size bed, a desk, Air condition, private en suite bathroom with shower, Wc and bidet area, washbasin area and a very big walk-in closet. This bedroom faces on the garden with big sliding opening window door and mosquito net.
- 2° bedroom (about 45 sq. meters), double bed, air conditioning, private en suite bathroom with washbasin and wardrobe area, and another area of the same bathroom with WC, bidet, shower. Sliding opening window door direct access to the garden and mosquito net.
- 3° bedroom (about 40 sq. meters). It's a twin with 2 single beds (knowing on advance we can prepare also this room as a double one). Air conditioning, private en suite bathroom with washbasin, bidet, WC and bath with hydromassage. This room is the unique one which not faces on the garden, but on a very small "courtyard" so it's a bit less bright but very quiet and fresh..
- 4° bedroom (about 20 sq. meters). This is the smaller one of the bedrooms but very cozy. Double bed, air conditioning, Window door with direct access to the garden of the villa. The bathroom of this room is private also, but it is not really ensuite but located just in front of the room itself. The bathroom is with shower, WC, bidet and washbasin. Between the bathroom and the bedroom there is a additional room which is arranged with a corner to be used as laundry area and storage. Here you'll find a washing machine, a iron and ironing board. Obviously each one the bathroom and the bedroom they have doors to guarantee privacy to the people who will sleep there in case someone of your group or family will need to use the laundry corner area.

OUTDOOR:
- Giant terrace with wonderful panorama on the Livornese Gulf, sea-view, and the beautiful hill of Montenero on your left. The sun go down "behind" the sea, just in front of the villa.
The terrace is arranged with electric courtains with athomatic windprrof system. Also you'll find a table and chairs for 8 people in the area of the terrace located in front of the window door of the dining area.
Also you'll find some sun beds.
- Private Pool (7 x 3 meters, 140 cm deep) new construction April 2021
- The Garden with sun umbrella, which is on the same level of the pool and also it is developped down the hill. Also from the Garden area you'll enjoy a nice panorama!
- Private Parking area is located inside the property just on the garden level of the ground of the villa. If you'll prefer to not park your cars inside the property consider that the street where the villa is located is super safe and quiet with just easy free parking along the small street in front of the house entry. As you'll prefer.

Air conditioning, Wifi, small BBQ (to use in the garden area, not on the terrace), 2 hairdryers at your disposal. The main window and window doors are provided with mosquito nets.

IMPORTANT:

THE PRICE NOT INCLUDE:
- Final cleaning of the villa: 200 Euro (in total, not per person and not per day, just in total payable at check in).
- Tourist city tax for Livorno town hall in according with the tourism local regulation: 1,70 cent of Euro per person per night for the first 4 nights of a stay.
- Electricity: At your disposal 300 KW per week which are a lot. In case you'll exceed the 300 Kw, the additional ones will be: 0,80 cent of Euro per exceeded Kw payable on site at check out after checking the electricity caunter together again as at the arrival.

- Bed and bath linen (you'll find the villa already prepared for a comnfortable stay at the arrival)

- Private parking inside the electronic gate of your villa.
- The entire property at your complete private and exclusive disposal.

To know: In case of reservation longer then 7 nights one cleaning and one change of bed and bath linen will be provided for free around the half of your stay. In case of very long stay, longer then 2 weeks, consider that we'll be able to include only one cleaning and one bed and bath linen change half of the stay. Eventual others cleanings and bed bath changes will be extra, on request.
