We do allow large family gatherings, but no loud parties.

• Bedroom 3 (Main Floor): King bed, private full bathroom with jacuzzi tub - Has access to the screened in porch
• Bedroom 4 (Main Floor): Queen bed, shared full bathroom next door

2nd Floor:
• Bedroom 5 (Second Floor): Master Bedroom - King Bed, electric fire place, private full bathroom with luxury shower
• Bedroom 6 (Second Floor): King Bed, private full bathroom with a deep soaking tub, and a large shower

The property is secluded but does overlook a few houses in the distance. Situated in a rural area, about 20 min to the nearest town with grocery & gas.

○ NO PARTIES - If you want to have a party this isn`t the house for you. Great for Large Gatherings of Families or for a Work Retreat, but no loud parties allowed.

○ All guests must be included in the reservation count.

○ If you have more than 16 guests (over the age of 2), an additional fee of $25 per person/night applies.

○ Failure to register all guests may result in cancellation with no refund.

○ No smoking or vaping inside. If evidence of smoking is discovered, a $250 fee per day will be assessed.

○ No unauthorized events or parties.

○ Respect the neighbors & quiet hours: 10PM-7AM.

○ Respect the neighbors property. Please don`t go over the property lines, they are marked.

○ No inflatable swimming pools or slip and slides are allowed, they can damage the grass.

○ No glass outside.

○ The Pavilion/Outdoor Kitchen is open seasonally between May 1st- Oct. 1st.

○ For safety & security, there are outdoor surveillance cameras.

○ No hunting or firearms permitted on the property.

○ No fireworks on the property.

○ Bookings within 24 hours of check-in will require a driver`s license prior to check-in.

○ Local guests please contact me prior to booking.

○ Check all your belongings before leaving. Shipping forgotten items will incur a $35 fee.

○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back
