Located in the heart of Overland Park, this cozy split-level home offers easy access to Oak Park Mall, top BBQ spots like Joe's Kansas City and Jack Stack, and Corporate Woods. The Overland Park Convention Center is just a short drive away. With quick access to Highway 69, exploring the Kansas City metro is a breeze.

This charming home offers a warm, welcoming atmosphere with cozy living areas, spacious bedrooms, and a fun basement hangout—perfect for making memories and relaxing with loved ones.

-Living Room: The cozy living room is the perfect place to kick back and relax, featuring a large TV for movie nights or quiet evenings in.

-Kitchen: Enjoy cooking in the fully stocked kitchen, complete with modern appliances and everything you need to feel right at home.

-Bedrooms: You’ll find three king-sized beds across three bedroom offering plenty of space for everyone to sleep in comfort. We also have a Pack ‘n Play available for little ones. A queen air mattress is available should you bring an extra guest.

-Bathrooms: Two full bathrooms make getting ready a breeze for your entire group.

In addition to the main living areas, the basement suite serves as another great common space, perfect for relaxation and fun! It features a Simpsons arcade game, so you can enjoy some retro gaming during your stay.

Parking Restrictions: Please be aware that you cannot park outside the driveway. The spots in the middle of the street are numbered and assigned, and cars parked there can be towed. Please only utilize our driveway and our garage. Thank you!

Guest Access:
The home is all yours. You have your own entrance, parking, and full reign of the space. You will enter the home using a door equipped with keyless entry (code provided before check in) which adds ease and flexibility to check in and check out.

The Neighborhood:
Located in a quiet, tree-lined neighborhood with unique homes, this area offers a relaxed, welcoming vibe. Guests can enjoy a stroll through the streets, where you’ll find friendly neighbors, kids playing, and people spending time on their front porches. Its central location provides easy access to downtown, Shawnee, Overland Park, and the rest of the metro area—offering a peaceful retreat with the convenience of nearby attractions, whether you're here for business or leisure.

Getting Around:
The neighborhood is walkable. Most other areas require a short drive. Uber/Lyft is also very accessible. Easy to get to major roads and highways for day trips, etc. Our home is only minutes away from local attractions.

Other Things to Note:
HOUSE RULES:
No Smoking Inside, NO PARTIES. No Gatherings. NO UNREGISTERED GUESTS. Please Indicate the exact numbers of the guests staying prior to booking.

Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 if these rules are violated.

This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.

LOCAL GUESTS - please send us a message before booking. We CANNOT/ WILL NOT HOST local guests without prior authorization or pre-approval. We have the right to decline/refuse a reservation if appropriate prescreening process is not completed.

Interaction with Guests:
You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.

Not as Advertised

This is a townhome. We would not consider the location as a nice neighborhood. The garage would only be able to fit a small car. Our two vehicles could not completely fit into the parking space without sticking out into the road. The stairs were very steep. The air conditioning upstairs in the main living area was not cooling and wouldn't get below 74. When we reported the air conditioning issue, the manager had 2 fans delivered within 20 minutes. The bed frames were broken and had been zip tied back together. The bar stools were too short to eat at the bar area. All the cushions to the stools were stained. The dishwasher wouldn't open completely because it was installed too close to the oven. The outdoor space was unusable due to not being maintained. Over all not a good experience. These issues were addressed with the manger and he apologized for the inconvenience.

Nicely renovated

The house itself is an older home but very nicely renovated. Everything new inside. Also very clean inside. Bathroom and kitchen in great condition. It is located in an older but very quiet neighborhood. Backyard is fully fenced, but could need some lawn.
