Renovated in 2026, this charming cottage sits on the outskirts of Leiston, in a wonderful position to explore the picturesque Suffolk coast and countryside, or for corporate guests working at nearby Sizewell. The ground floor has a well-equipped kitchen, living room, utility room and modern bathroom; and three comfortable double bedrooms on the first floor. There's ample parking for three vehicles and a fully enclosed garden.
2 Crossing Cottage was originally a farmer's tied cottage in a lovely rural spot. Youâll enter the home through the porch door, conveniently close to the driveway, and will fine plenty of space for footwear and coats before going into the kitchen. Hard flooring runs throughout the ground floor.
KITCHEN
A well-equipped kitchen with electric integrated oven and four ring hob, slimline dishwasher, large fridge/freezer (three shelves and veg drawer/ four drawers), a microwave, a kettle and toaster. A door opens to the stairs and thereâs a cute breakfast bar where you can perch with a cup of coffee.
LIVING/DINING ROOM
Enjoy relaxing in front of the beautiful old wood burner and catch up on your favourite TV programmes. There are a couple of sofas and a dining table with stools so you can dine at home if you prefer, with plenty of take-aways to choose from in Leiston just four mins away.
UTILITY ROOM
A door separates the utility room and bathroom from the rest of the house and this room houses a washer/dryer and other handy equipment.
BATHROOM
This fresh modern bathroom with natural light has an L shaped bath with electric shower and shower screen, a wash basin, WC, and heated towel rail with tiles supplied for all guests.
FIRST FLOOR
Being a period the cottage the carpeted stairs are steep but thereâs a handrail to stead you to the split-level landing with steps to bedrooms either side.
FRONT BEDROOM
The double bed takes pride of place in this lovely big bedroom with ample storage in a built in wardrobe, bedside cabinet and a dressing table which can double up as a desk with a chair as well as a corner chair and wall mounted TV.
SIDE BEDROOM
Overlooking the garden with a sturdy double bed between bedside drawers, with additional storage in a wardrobe and a chair. For guests needing to work from home thereâs a desk and folding table which can be used as a desk, and a wall mounted TV with digital channels.
BACK BEDROOM
Sitting quietly at the back, this roomâs furnished with a small double bed (4ft by 6ft â more suited to one adult or two little guests), storage drawers beneath, and a wall mounted TV.
OUTSIDE
2 Crossing Cottage is in a rural spot, set back from the road near the railway crossing, conveniently just a mile from Leiston and five miles from Sizewell, with the Suffolk Coast and Countryside's seaside favourites of Aldeburgh, Thorpeness and Dunwich, and market town of Framlingham to explore close by.
Thereâs a wide entrance and space for four vehicles on the gravel drive at the front and, at the back, a large garden laid to lawn and fully fenced - ideal for children to run around, or dogs (maximum two please)
