Welcome to your ideal Las Vegas retreat! This spacious home offers everything you need for a memorable stay, including a refreshing pool, BBQ area, and a pool table for endless entertainment. Whether you`re here to relax by the pool or enjoy a friendly game, this home is designed for both comfort and fun.

Located just minutes from the excitement of the Las Vegas Strip, you can experience the city`s vibrant nightlife and attractions, then retreat to the tranquility of your private oasis.
- Quiet Hours:
Quiet hours: 10 PM – 9 AM weekdays, 11 PM – 9 AM weekends.

- No Smoking:
Strictly no smoking/vaping indoors or in non-designated areas. $300 fee applies.

- No Drugs:
Absolutely no drug use of any kind on the property.

- Late Check-in/Checkout:
Fees apply for early check-in or late checkout. Reach out to us for approval.

- Late Checkout Penalty:
Staying past 11 AM without written approval incurs a $200/hour penalty.

- Children:
Supervise children constantly, especially near water (no pool fence). Jacuzzi tubs not recommended for kids. Be mindful of potential hazards like sharp corners.

- Refundable Security Deposit Requirement

This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $65 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

-Pets Fee & Deposit:
$100 non-refundable fee per pet. Keep pets leashed/crated in shared areas. Do not leave pets unattended. Clean up pet waste immediately. No pets on furniture (unless covered). Violations may lead to eviction, lost deposit, and additional fees. A signed pet agreement is required.

- Packages:
You are responsible for deliveries. Schedule them only during your stay while present. We don`t sign for or guarantee packages. Retrieve early/late deliveries yourself or pay fees: $25 (on-site), $50 (off-site). Unclaimed packages left >48 hours are abandoned. Shipping forgotten items costs shipping + $35 fee.

-Furniture:
Do not move furniture or decor.

- Gatherings/Events:
All gatherings must be pre-approved. Fees may apply. Keep music low during quiet hours. Keep conversations indoors during quiet hours. No large crowds. Extra guests require pre-approval ($35 fee/person).

Unapproved events incur fees, must end immediately, and may cause immediate cancellation without refund. Evidence of unapproved parties/gatherings = immediate cancellation without refund.

- Decorations:
No confetti, glitter, or party decorations without prior approval. Cleaning fees apply if used.


- Guests:
List all overnight guests on the reservation. Day guests must leave by 12:00 AM unless approved overnight. Adding guests requires approval. Unauthorized guests violate rules and risk immediate cancellation without refund.


***Rental Agreement***

This Short-Term Rental Agreement (“Agreement”) is made between the Guest (`You`) and the Host (`The Grand Homestay`) for the temporary use of the property for vacation or short-term accommodation purposes only. This is not a lease, and the Guest is not a tenant. The Host is not a landlord. The term of the agreement shall begin on the arrival date and end on the departure date for the reservation.



By booking and confirming the reservation, the Guest agrees to the terms and conditions outlined below.



SECTION A: GUEST RESPONSIBILITIES & HOUSE RULES



1. BOOKING & IDENTIFICATION REQUIREMENTS

-A government-issued photo ID must be submitted for all adult guests within 6 hours of booking.

-A photo of the guest holding their ID is required within 24 hours.

-The person who books must be the one staying at the property (no third-party bookings).

-All visitors must be pre-approved in writing at least 24 hours before arrival.



2. PAYMENT & SECURITY DEPOSIT

-A $1000 refundable security deposit is required. It will be returned within 48 hours of check-out, provided no damage, theft, or violations

occur.



3. CHECK-IN / CHECK-OUT

-Standard check-in and check-out times are communicated in your reservation.

-Late check-out requires 48 hours’ notice and host approval (fees apply).

-Unauthorized late check-outs may incur penalties up to $500.

-Overstays or entry after checkout time may result in removal from the property.



4. PARTIES & EVENTS

-Parties, events, or gatherings over 15 people are not allowed without written host approval (including number of guests, cars, etc.).

-Evidence of unapproved gatherings may result in immediate cancellation without refund.



5. QUIET HOURS

-Weekdays: 10:00 PM – 8:00 AM

-Weekends: 11:00 PM – 8:00 AM

-No loud music, shouting, or disruptive behavior at any time.



6. SMOKING, VAPING & DRUG USE

-No smoking or vaping indoors. Use is allowed only in designated outdoor areas.

-No drug use (including recreational marijuana or illegal substances) is permitted.

-$300 penalty for evidence of indoor smoking/vaping or use in non-designated areas.



7. CLEANLINESS

-Guests are expected to leave the property tidy.

-Excessive mess will incur additional cleaning fees.

-Trash must be sorted and disposed of in designated bins according to provided instructions.



8. PROPERTY RESPECT & DAMAGE

-Do not move, remove, or damage furniture or items.

-All items (excluding consumables) are the homeowner’s property and must remain onsite.

-Missing or damaged items will be charged, with lost remotes or keys incurring $150 per item.

-Theft will be reported to authorities



9. USE OF PREMISES

-The property is to be used solely for temporary, personal lodging by the registered Guest(s).

-Guest acknowledges that this is a license agreement and not a lease, and does not create a landlord-tenant relationship.

-The Host retains the right to access the property for emergencies, maintenance, or inspections with reasonable notice.



10. REMOVAL FROM PREMISES & ILLEGAL EXTENSIONS

-The Host may terminate this Agreement and remove the Guest immediately if any of the following occur:

Violation of house rules

Disturbance to neighbors

Property damage

Unauthorized occupancy beyond approved guest count

Refusal to vacate after check-out

Illegal extension of stay without Host’s written consent

-The Guest waives any right to remain on the premises beyond the agreed check-out time unless explicitly extended in writing.

-No refunds will be issued if removal is due to Guest`s misconduct.

-In the event of continued overstaying and refusal to vacate the Property, the Host reserves the right to pursue legal action to recover possession of the Property and seek damages for any losses incurred.



11. FILMING.

-No professional photography or videography is permitted on the premises without prior written consent from the host. This restriction is in place to ensure the security, privacy, and quiet enjoyment of the property and neighborhood.



12. NO PARTIES OR EVENTS

-Parties, large gatherings, or events of any kind are strictly prohibited on the property, unless expressly approved in writing by the Host prior to check-in.

-Unauthorized parties or events will result in immediate termination of the stay without refund, and may incur additional cleaning, damage, and disturbance fees.



13. EXTRA GUESTS

-Only the number of guests listed in the reservation is allowed to stay overnight.

-Additional daytime or overnight guests must be requested and approved in writing before arrival.



SECTION B: AMENITIES & SAFETY



1. POOL / HOT TUB USE (IF APPLICABLE)

By using pool or hot tub facilities, you agree to:

-Swim at your own risk.

-Supervise children under 12 at all times.

-Refrain from running, diving, or rough play.

-Avoid using glass in or near the pool.

-Not use these facilities while intoxicated or ill.

-The Host is not liable for injuries, accidents, or health issues from use.

-Guests are responsible for any damage caused to pool equipment or areas.



2. PARKING

-Each property offers private parking, typically including a gated driveway and a garage.

-Street parking is not permitted.

-Guests are responsible for any towing fees resulting from parking violations.



3. SECURITY CAMERAS

-Exterior security cameras are installed for guest safety and property monitoring.

-No cameras are installed inside the property.

-Footage may be used to verify rule violations.



SECTION C: PET POLICY (if applicable)

-Pets are only permitted if pre-approved by the Host, with applicable pet fees paid in advance.

-By bringing a pet, you agree to:

Accept full liability for any damage, injuries, or disturbances caused by your pet.

Supervise your pet at all times and follow local pet laws.

Clean up after your pet and prevent damage to furniture, flooring, or landscaping.

Pets with a known history of aggression are not allowed.

Unauthorized pets may lead to additional charges or removal from the property.



Note: Emotional support animals are not recognized as service animals in this jurisdiction.



SECTION D: LIABILITY & DISPUTE RESOLUTION



1. GUEST RESPONSIBILITY

-You are responsible for the actions of everyone in your group during your stay.

-You accept liability for any property damage, theft, or rule violations.

-Charges may be applied to your security deposit for any infractions.
