WHAT TO EXPECT

Our Home:
Built in 1997 with upstairs renovated in 2021. We've lovingly maintained original design elements and refreshed key areas. This is an active vacation rental — expect minor scuffs and touch-ups. Our pool equipment is modern and well-maintained, controlled via phone app.

Desert Living:
This is a suburban home bordering the Nevada desert. We have regular pest service, but ants, spiders, and occasionally scorpions are part of desert life. Don't go barefoot outside at night. Vegas windstorms can bring debris to the pool between service visits.

If you demand:
• Brand-new construction
• Zero chance of pests
• Guaranteed immaculate pool 24/7
...this might *not* be the right fit.

HOUSE GUIDELINES

Occupancy & Guests:
• Henderson permits up to 10 adults
• Maximum 14 daytime guests (including visitors)
• Young children may allow flexibility — please inquire
• This is a residential neighborhood, not a party venue

Noise & Quiet Hours:
• Quiet hours: 10pm-7am weekdays, 10pm-10am weekends
• No outdoor music
• Keep noise under 70dB during the day, 60dB during quiet hours
• Pool and spa must be vacated during quiet hours (enjoy them all day!)
• Take the party inside after 10pm — or better yet, leave it on the Strip!

Pool Heating:
• Pool: Free heating up to 85°F
• Spa: Free heating up to 102°F
• Additional pool heating: $100 per 5°F (if requested)

Parking:
• Use driveway and garage space
• No overnight street parking

Check-in/Checkout:
• Check-in: 4:00 PM - 10:00 PM
• Checkout: 11:00 AM
• Early/late arrangements possible (subject to availability, additional fees may apply)

Why We Have Rules:
Henderson City monitors noise and parking. Our neighbors value peace and quiet. We want you to enjoy yourselves — just be respectful of the residential setting. Party on the Strip, relax at home!

Guarantees & Refunds:
While we strive to keep our home and its amenities fully functioning, there may be occasional defects, missing appliances or ongoing repairs. We do our best to notify guests before their stay, and advise guests that by default we will not issue refunds for temporarily unavailable amenities.

ADDITIONAL CHARGES
- $15 per night per overnight guest above the first 4 persons (plus taxes/fees, automatically charged by the platform based on group size)
- $100 per 5 degrees to heat the pool *beyond* 85 degrees. Heating the spa is free of charge.
- $25 per hour early before check-in or late after check-out, when possible and approved by hosts
- $50 for every 15 minutes late after checkout time, if permission is not given beforehand by host.
-$200/hr for additional cleaning required, in case of messes that require cleaning beyond our regular cleaning window and impede incoming guests.
- Damaged or irreparable items and linens will be assessed to guests at either original purchase or replacement cost.

A: Just 15 minutes to the South Strip via I-215 — faster than many properties in Vegas proper due to less traffic. Convention Center is ~20 minutes, airport 15 minutes.

Q: Is the pool and spa really heated year-round for free?
A: Yes! Pool is heated to 85°F year-round at no charge. Spa is heated to 102°F for free. Want the pool warmer? We can heat it to 90°F or 95°F for an additional fee ($100 per 5°F).

Q: Is this house good for families with kids?
A: Absolutely! We have a fenced backyard, heated pool/spa, game room with pool table, and a park right next door. Many families with kids love staying here.

Q: Can we host a small party or gathering?
A: This is a quiet residential neighborhood, not a party venue. You're welcome to gather with up to 14 people during the day (10 overnight), but please keep noise respectful. Save the party for the Strip — it's only 15 minutes away!

Q: Is parking easy?
A: Yes! We have space for 3 cars in the driveway and one in the garage. Free on-site parking — no Strip hotel fees!
