Your Space:
You get this entire private apartment, not the entire house. Owners live upstairs, and guests rent the 2 apartments in the walkout basement.
Cozy studio apartment, fully equipped with just about everything you need.
Private entrance with an electronic lock.
A well-equipped kitchen includes all new appliances, cookware, and essentials.
Sleeps up to 3 with 1 queen bed, and 1 couch (not a pullout).
Free on-site parking for 1 vehicle.
Pets are welcome. Please review household rules.

Outdoor Fun: Experience the beauty of all four seasons! From summer lake fun and fall foliage to spring kayaking and winter wonderlands, there’s always something to enjoy. We have a year-round fire pit—perfect for roasting marshmallows and sharing stories under the stars.
Our natural shoreline on the living lake features a dock with a kayak launch, and we have 3 kayaks, and inflatable tube rentals available. Relax on the dock, watching stunning sunsets and listening to the sounds of nature, while the gentle lake breeze soothes your spirit. In this quiet, private lake community, you’ll find peace and tranquility, perfect for leisurely walks and stunning sunset views.

Convenient Location: We’re ideally located with shopping, parks, and eateries nearby, and just 10-30 minutes from Frankenmuth, Birch Run, and Flint. Perfect for both short stays and longer monthly rentals.

🚭 Smoke-Free = Fresh Air Vibes
We love our house smelling like fresh air. No smoking, no vaping, no exceptions—in or near the house. If you`re craving a puff, head to the cute little smoker’s corner near the parking spots. Use the butt bucket for your butts and the trash cans for, well… trash.
Pro tip: Give yourself a minute or two to air out before coming back inside—the smell clings like glitter at a craft fair.
No incense, no overpowering scents, and absolutely no cooking seafood inside. (Grill it outside like a pro.)
$250 cleaning fee for violations.

🤫 Quiet Time = Happy Neighbors
Others live here as well, so please keep things respectful. Quiet hours are from 10 PM to 8 AM. We`re not asking for complete silence—just don’t be that guest. 😄

🚽 Toilet Talk (Yeah, We Went There)
This one`s not glamorous, but it’s super important: ONLY flush toilet paper and tissue. That’s it. No wipes, no feminine products, no cotton swabs, no mystery items, even if it says flushable. If it’s not pee, poo, or tissue —trash it. Backed-up sewer = plumber call = extra charge = total buzzkill. 💩

🧼 Long-Stay = Deep Clean
Here for 28+ days? Love that for you! We’ll need to give the place a deeper scrub post-checkout. An additional cleaning fee will be added, payable through your guest portal.

🔐 Owner-Only Items
If it`s labeled “Owner Use Only,” please admire it from a distance. Using these items may result in extra charges. Thanks for respecting our space!

❌ Cancellations & Refunds
Life happens—travel insurance is your best friend. Our cancellation policies are firm and enforced. A 10% processing fee applies to all cancellations/refunds (unless Airbnb rules apply).

🔑 Your Very Own Guest Portal
For each reservation, we’ll set up a personalized Guest Portal with everything you need for a smooth stay. Inside, you’ll find a check-in form and rental agreement—these must be completed before we can send over your check-in instructions. You’ll also get all the key details about your stay, along with some fun add-ons you can purchase to make your visit even more fabulous.

It’s the quiet hero of humidity control. Leave it running, let the little tube drain into the sink, and everyone stays comfy.

🐶 Pet Rules
Yes, we’re pet-friendly—with a few rules:
• $75 fee for up to 2 pets. Extra pets need approval (+$25 each).
• No leaving pets alone unless you’ve gotten a pre-approved hall pass.
• Use provided covers if pets are on furniture.
• Leashes are strongly recommended—other dogs may be around and may not interact well.
• Wet dogs = bathe + dry WELL before coming inside.
• Clean up ALL pet messes (inside & out). No poo left behind!
• Seriously, scoop that poop. Nobody likes a landmine.

Our firepit grill is ready for your s’mores and smoky flavors. Line with foil or go full rustic. Firewood available for sale—ask Lisa!

🌊 Lake Life & Fire Pit Fun
Our lake is a living lake with a natural shoreline. This means is that there are plants and animals in the water, and there is no beach. You are welcome to swim. I prefer to paddle around the lake. 😊
• All lake fun is at your own risk, there is no lifeguard on duty. We are not responsible for injury or lost/damaged property.
• I never thought I would need to say this, but Watch Your Kids! We want everyone safe and happy.
• Dock: Guests are welcome to use the dock. The water is about 5 feet deep off the far edge of the dock, and it gets deeper from there.
• Fishing: You are technically required to have a fishing license. We haven’t had a problem so far, but I’m just letting you know that DNR does come out on the lake sometimes, and could request to see your license.
• Want extras? We got ‘em:

We clean after each stay. During your time here, feel free to freshen up using the vacuum, broom, mop, and cleaners located throughout the house. Tidy guests are our favorites. 😉

We provide a starter supply of paper products. If you run out, a quick store run will be your best bet.

⏰ Early Check-In / Late Check-Out
We get it—you’re excited to arrive or not ready to leave. If we can swing it, we will—for a fee and with prior approval. Let us know in advance! Cleaning magic needs time, after all.

Forgot something? Happens to the best of us. We’ll do our best to find it and send it your way—on your dime.

We’ve got central A/C (one setting rules all), and it’s owner-controlled. Set to a cozy 75°F upstairs = cooler downstairs. We only run it when it`s truly muggy.
Want to beat the heat? Close the windows & curtains before it gets hot and open them when it cools. Fans are also your besties.

🔥 Heat
The fireplace is controlled via the wall thermostat—please don’t mess with the fireplace itself. Let it do its thing.

📺 Smart TV
No cable necessary - You’ve got streaming power! Just log into your fave apps (and don’t forget to log out). Remote lives in front of the TV.

✅ Check Out Like A Pro
• Out by 11 AM sharp (unless we agreed otherwise). Late = extra day charge.
• Toss used towels/washcloths in the laundry basket.
• Rinse dishes, load & run the dishwasher.
• Remote goes back in front of the TV.
• Trash = out to bins by the garage.
