Welcome to The Main House at Bully’s Bay, my newly rebuilt and furnished 4-bedroom, 3-bath home on Lake Winnipesaukee.

The house sits just across the road from approximately 200 feet of shared waterfront and includes a dedicated 40-foot dock slip.

With three king bedrooms, a four-bed bunk room, spacious gathering areas, and easy access to Weirs Beach, it’s ideal for families and groups of up to 12.

Welcome to **The Main House at Bully’s Bay**, my four-bedroom, three-bath waterfront home on Lake Winnipesaukee, just minutes from Weirs Beach.

The Main House is the centerpiece of a unique waterfront compound that my friend and I manage together. It offers the comfort and privacy of your own lake house, along with access to approximately 200 feet of shared waterfront, a dedicated dock slip and plenty of room for families and groups to enjoy time together.

My goal is for the house to feel like a true home away from home, not simply a place to sleep between activities. Whether you are planning a family vacation, a multi-generational getaway, a reunion or a trip with friends, the home provides a comfortable setting to gather, relax and enjoy everything Lake Winnipesaukee has to offer.

## The Space

The Main House has been newly remodeled and furnished with families and groups in mind.

The home includes:

• Four bedrooms
• Three full bathrooms
• Sleeping accommodations for up to 10 guests
• Open-concept kitchen, dining and living areas
• Mini-split heating and air conditioning throughout
• Approximately 200 feet of shared Lake Winnipesaukee waterfront
• One dedicated 40-foot dock slip
• Shared outdoor gathering areas
• Fire pit area
• On-site parking

The kitchen and main living areas are open, bright and comfortable, making it easy for everyone to spend time together without feeling crowded.

Large windows bring in plenty of natural light and help create a relaxed lake-house atmosphere throughout the home. There is plenty of room to prepare meals, gather around the table, play games with the kids or unwind after a full day on the water.

## Waterfront and Dock Access

Guests at The Main House have access to the property’s shared waterfront and one dedicated 40-foot dock slip.

You are welcome to bring your own boat or arrange a rental through one of the nearby marinas. Additional dock space may occasionally be available for an added fee, depending on availability and advance approval.

The dock system is seasonal and is generally installed from approximately May 1 through October 31. Exact availability depends on weather, lake levels and seasonal conditions.

## Location

The Main House is located just minutes from Weirs Beach and many of the Lakes Region’s most popular attractions.

Nearby activities and destinations include:

• Scenic cruises on Lake Winnipesaukee

You can spend your days boating, swimming, hiking or exploring the Lakes Region and return to a comfortable waterfront home where the whole group can relax together.

## Traveling with a Larger Group?

The Main House is part of the larger **Bully’s Bay waterfront compound**, which my friend and I manage together.

He owns and operates two additional accommodations on the property:

Each accommodation is listed separately, but when availability allows, we are happy to help coordinate stays for larger families, reunions, corporate retreats and group vacations.

Please message me before booking if your group may need more than one accommodation. I can help check availability and connect you with the appropriate listing.

## Parking

Parking is assigned and may include tandem spaces. Guests must park within the area designated for The Main House.

Please contact me in advance if your group expects to bring more than four vehicles, a boat trailer or another oversized vehicle so we can make sure there is an appropriate parking plan.

## Seasonal Booking Information

During peak summer season, generally from June 1 through early September, reservations may require a seven-night minimum with Saturday-to-Saturday stays.

For reservations requested more than 11 months in advance, please message me before using Instant Book so I can confirm pricing and availability.

Monthly discounts may be available during select off-season periods.

## House Rules and Important Information

• The number of overnight guests may not exceed the number included in the reservation.
• The primary renter must be at least 30 years old and must remain at the property throughout the stay.
• Parties and events are not permitted without prior written approval.
• Pets are permitted only with advance approval and may be subject to an additional cleaning fee.
• Guests must follow all property, waterfront and community rules.
• The dock and waterfront areas are shared with guests and owners of the neighboring accommodations.
• Use of the docks, lake and waterfront areas is at the guest’s own risk.
• Children and non-swimmers should wear properly fitted life jackets near the docks and waterfront.
• A signed rental agreement and liability waiver may be required before arrival.
• Exterior security cameras are located around the property and may record video and audio. There are no cameras inside the home.

My friend and I are familiar with the property and the surrounding Lakes Region, and we want to make the rental process as easy and comfortable as possible.

Guest access
Guests have private access to the entire Main House, including all four bedrooms, three bathrooms, the kitchen, living areas, and assigned parking.

Your stay also includes access to approximately 200 feet of shared Lake Winnipesaukee waterfront, one dedicated 40-foot dock slip, shared outdoor gathering areas, and the fire pit.

The shoreline, docks, fire pit, and some outdoor areas are shared with guests staying in the neighboring accommodations on the Bully’s Bay property.

Please contact me before booking if you plan to bring a boat, boat trailer, more than four vehicles, or need additional dock space so my friend and I can help coordinate the details.

Other things to note
The Main House is part of a larger waterfront compound, so the shoreline, docks, fire pit, and some outdoor areas may be shared with guests staying in neighboring accommodations.

The house is located just across the road from the waterfront. One dedicated 40-foot dock slip is included with your stay. Dock access is seasonal, typically from early May through late October, depending on weather and lake conditions.

The maximum overnight occupancy is 12 guests. The primary renter must be at least 30 years old and remain at the property throughout the stay.
