Kitchen:
Equipped with the following items: basic dining, cooking, and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils, and kitchen accessories such as can opener, wine opener, measuring spoons, and more.

House Supplies:
Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, laundry detergent.

Pool maintenance comes on Thursday and Mondays. Gardening is Wednesdays or Thursdays.

Other Things to Note

• Contact Information: After booking, please provide your email address and cell phone number. You will receive a welcome book 72 hours before your check-in with all necessary house information, including house rules, city rules, and HOA regulations. A copy of your valid ID is also required.
• Guest Limit: Please confirm with us if you plan to have more than ten overnight guests (including children and infants). The maximum number of overnight occupants is ten, with a maximum of 16 during the day.
• Smoking Policy: Smoking, vaping, and recreational drugs are not allowed on the property.
• Pool Heating: The pool heats approximately 2 degrees per hour during the day and can drop to 50 degrees at night in winter. Notify us 48 hours in advance if you want the pool heated upon arrival. The pool is not fenced or childproofed.
• Primary Renter Age: The minimum age for the primary renter is 25.
• Long-Term Stays: For stays of 30 days or more, please contact us for rates.
• Community Rules: The property overlooks a golf course, and guests are expected to maintain a quiet environment. Familiarize yourself with the following rules and fines for violations, which can range from $1,000 to $2,500 for noise:

1. Keep garage doors closed except when entering or exiting.
2. Limit of 4 overnight cars; HOA restricts street parking. 
3. Do not trespass on the golf course or neighboring properties.
4. Your reservation is for the specified number of guests only; notify us of any visitors. Exceeding the occupancy limit may result in immediate eviction without a refund.
5. No significant noise allowed before 1 PM or after 10 PM. You may use the pool and spa after 10 PM.
6. No smoking/vaping/recreational drugs allowed on the property.

• Heating: $25 for the spa and $75 for the pool per day (request must be made 48 hours in advance).

Is There a Golf Cart Available?

• Yes, there is a four-seater golf cart for rent. All drivers must have a valid driver’s license and insurance. ($75 extra daily charge)

Do You Allow Pets?

• Yes, up to two pets per property are allowed. A pet fee of $495 applies, and additional cleaning fees may be necessary. Pets are not permitted in the pool/spa.

Will I Need to Meet the Property Manager for a Key?

• No, all homes have keyless locks! You will receive a code prior to check-in for a smooth arrival.

What Is Provided With My Accommodations?

• Fully furnished homes with linens, bath towels, and pool towels. Kitchens include dishes, silverware, and cooking utensils. Initial supplies of bath soaps, trash liners, toilet paper, paper towels, and dishwasher soap are provided. No spices, cooking oils, or pool floaties are included.

Do Your Homes Have Outdoor Music Systems?

• Most outdoor music systems are disabled due to noise complaints. We recommend bringing your own small Bluetooth speaker. Absolutely no outside music past 9 PM.

Is There Parking Available?

• Yes! Each home provides designated parking spaces in the garage and/or driveway. Details will be sent before your arrival.

Will WiFi and Cable TV Be Available?

• Yes, all vacation rentals are equipped with smart TVs and high-speed WiFi.

Liability Waiver

You acknowledge that swimming and use of exercise equipment is at your own risk. You accept full responsibility for any injuries and agree to waive any claims against the owner. All guests must read and understand this waiver, which constitutes a binding contract between guests and host.
