â As a guest, you will have entire access to the home. You will be given a keypad code to access our smart door lock and never have to worry about carrying keys around. All codes are random, secured and deleted after every check out.
â The rooftop patio has two access points, outside the property in backyard (north side of home) AND through the master bedroom on second floor.
â The (5th bedroom) en-suite room is attached to the master bedroom is only accessible through the master and shares the master bathroom.
â Bedroom 5 Info: The fifth bedroom is attached to the primary suite and functions as a flexible-use space (office, nursery, or guest room). It has its own privacy door for comfort and convenience.

â Hot Tub + Pool: To help conserve energy and support sustainability, the hot tub is preset to 80°F. Upon arrival, reach out at least 24 hours in advance to have us heat it up. Same for the pool, have it set to your preferred temperature at a feeâtypically 100°F for soaking in hot tub and 84 for pool. Thank you for being eco-conscious!

â Security Notice: The home is equipped with a security camera located above the front door. It is for exterior monitoring onlyâthere are no cameras inside the home.
â Rental Agreement & ID Requirement: A separate rental agreement must be signed after booking. We also collect a copy of your government-issued ID, which is required by our insurance provider. These steps must be completed within 24 hours of booking to avoid cancellation.
â Vendors During Stay: Our hot tub technician performs routine maintenance every Wednesday. No action is needed on your part, just a friendly heads-up.
â Travel Insurance: Life is unpredictableâwe highly recommend purchasing travel insurance to protect your reservation. Thank you for understanding!
HOUSE RULES:
**Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host without refund.**
1. No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is 12 people. There shall be a minimum fine of $500 for this violation.
2. No smoking, drugs or illegal substances anywhere on property. There shall be a minimum fine of $1,000 for this violation.
3. Quiet hours 10pm-8am. Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation.
4. Must be 25 years and older to book.
5. No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No other species allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied.
6. Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7. A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind.
8. No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
9. We highly suggest purchasing travel insurance to protect guestâs reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
10. All reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS)
11. Additional rules may be posted at the property or provided in materials/information at the property.
12. The swimming pool is, open from 9 am to 9 pm daily. Please respect this timing for our neighbors` sake. Our outdoors lights will go off at 9 pm. Pool heating $200/day.
13. The pool is heated by solar panels on the roof, which allows for an extended swimming season. It is not a pool heater, it cannot be turned on, off or up.

Guest and
Host: West Coast Homestays LLC (âHostâ).
THE PREMISES. The Guest agrees to occupy the following residence from the Host.
LEASE TERM. The Guest shall be allowed to occupy the Premises during their confirmed/booked dates (the âOccupancy Term.â) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00AM on the last date of the Occupancy Term or guests shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of number of guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.
CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guestâs provided credit card to be used as a security deposit.
