I wish I could attach the pictures of videos of what we encountered while staying here. Our entire unit flooded the downstairs and both bedrooms and bathroom from the washing machine. There solution to dealing with that was mixing us out in the middle of hurricane Kiko at 9 pm with my 80 year old father when the state was telling everyone to stay off the roads due to flooding. The rain was torrential, it was not safe conditions. This man Ben then started to call me names when I was trying to explain to them the issue. Once I said we will dispute with this American Express, they have been nothing but rude, unaccommodating, and not even us allow the complementary 12 check out. The rooms are not clean, outdated from the 70’s, nasty bugs and cockroaches. The second room we finally got moved too after 4 days of arguing then smelt of cigarette smoke. I also have an autoimmune disease and when they sent the emergency services for the flood up to our ankles from the washing machine, the flood guy told us it was a level 3 flood with the amount of water and the carpets needs to be lifted and dried within 24 hours or we would get hold toxicity poisoning. Well they made us stay 4 days
. Like I said this is very serious with my illness and they could care less. The only option was leaving us homeless during a hurricane and Hawaii declared a state of emergency. SAVE YOURSELF THE STRESS AND !!! A local told me Ale Kona is the best property management on the island.

This place has so much potential, the space and location are amazing as well as the Nihi Kai property is really well managed, unfortunately we faced many issues during our stay, many cockroaches (we expected some but was not normal
nightstands and beds), the mattresses were very uncomfortable and when we checked they were from 1979!, the dryer does not dry the clothes or beach towels -it would takes 3 cycles to be ready for the next day, the kitchen cabinets and bedroom drawers had a smell we had to wash cups, plates and our clothes after unpacking and there was some potential hazard with bathroom doors not working properly and mirror lights missing with open outlets at kids height. Some of the issues were fixed during our stay that’s why I’m giving 3-5 but the beds were something we couldn’t believe. A easy fix for guests to be comfortable. I would not recommend based on current state but as mentioned has great potential.

overall the property was fine. Some issues were: The unit is very outdated. They do not clean the unit well at all. The cabinet knobs were all nasty sticky. Underneath the couch was very dirty with large pieces of waste. They should move the furniture when cleaning, it was obvious they didnt. Front door was not secure. When the front door is locked, one can still easily turn the doorknob and come in.

Paperwork said there would be a safe in the room and we looked everywhere for it. There was not one It was very hot when we arrived and no air conditioning. Need fans upstairs and down, we had to carry them up and down the stairs. The beds were comfortable.

spacious condo, great location

We enjoyed our stay at Nihi Kai #705. The unit was quite spacious, and the location is fantastic. Easy walking to beaches, and short drives to restaurants and shopping. In the unit itself, the furniture and fixtures are dated, and we had some trouble with the toilets. Management was responsive, but the fixtures are just old and there wasn't much to be done. The beds were comfortable, but the slatted doors meant there wasn't much privacy. The kitchen had most things we needed, however the microwave was very small, and seemed old - it did work though. Overall it was fine, but with compromises.

Very rundown. Furniture old and uncomfortable. Not one comfortable place to sit in the living room. Drapes and rods not working and dirty. Washer and dryer broken. No safe in the unit. Front door doesn't lock properly. Rust on front of refrigerator. Microwave was awful.

Nice property

The do not clean properly. The fridge was extremely dirty on the front of it. No air conditioning. Blood on the hid a bed mattress and they just flipped cushions around to not see stains. For the amount we paid to stay there it was a cheaper property on the island I would stay there again. It was at a beautiful location and the property managers were very nice . I really enjoyed my stay there except those few things that are fixable.

A perfect place in the middle of paradise

We are a family of four making our very first visit to Kauai. After reading tons of online opinions we decided to stay on the South. We 'stumbled upon' this property and were pleasantly surprised by everything - from amenities, to floor plan and even the water pressure. All professionally managed. That said, I wanted to especially single out the location - it's in walking distance from the best beach on the island (based on our own research) for snorkeling. It has an amazing spot where migrating sea turtles come out to rest - during the day there are several, but as sun sets more and more come out. One day we counted 45+ turtles! Unbelievable experience! The rest of the beach is calm and shallow and great for families with kids. Highly recommended!

Great location

The condo is very dated but worked well for us. There is no AC but if you have the ceiling fans on and the windows open it wasn’t too hot. Honestly the only time we were there was to sleep. Beautiful location, great view. You can walk to the beach and food within a few minutes.
