Ideally located between Chaweng and Lamai. 5 minutes from restaurants, 20 minutes from the airport, 15 minutes from Fisherman village, 10 minutes from the nearest shopping center, and 5 minutes from the beach and an excellent golf course.

Please note that the villa is located on the hill. between the jungle club and the Samui royal golf course. Chaweng Noi hills is a residential area with incredible views facing Chawengs beautiful long stretched beach.

SUVs, 4x4, or strong-engine vehicles can reach this property only due to the hillside location. please book a transfer / or rental with the property manager

Housekeeping & Linen: We provide cleaning and linen changes every 6 days to ensure your stay is comfortable. If you`d like additional cleaning services daily, please let us know—this can be arranged for a small extra charge.

Security Deposit: A refundable security deposit of 500 US dollars (or equivalent in EUR, GBP, AUD, CAD, THB) is required upon arrival. This helps ensure everything stays in good condition.

Electricity: We charge for electricity based on usage. We’ll take a reading of the electric meter when you check in and check out. The rate is 8 Thai Baht per kilowatt.

Smoking Policy: For the comfort of all guests, smoking is not allowed inside the villa. Feel free to smoke on the terrace, but please note that any smoking inside may lead to a non-refundable deposit and an additional cleaning charge.

Events & Parties: We ask that guests refrain from hosting parties or events at the villa. If you invite others onto the property, please ensure they respect the villa rules, as you will be responsible for their actions.

Local Authorities: If the local authorities are called due to any behavior issues, the deposit will be forfeited and guests will need to vacate the villa immediately.

Insurance & Liability: By booking, you agree to take responsibility for any personal belongings during your stay. The villa`s insurance does not cover guests` personal property, so we recommend purchasing your own insurance if needed.

Respect the Villa: Please treat the villa as your own home. For minor damages (like a broken toaster or stained sheets), we charge the replacement cost at wholesale prices. Major damages (like a broken TV or BBQ) will also be charged at wholesale price, and the deposit will be forfeited.

Toilet Paper: To avoid blockages, please do not flush toilet paper. A penalty fee of THB 3,000 will apply for blocked toilets.

Towel Use: Our white towels are for indoor use only. Please don`t take them to the beach or any outdoor locations.

Beach Sand: After a fun day at the beach, please rinse off any sand before entering the villa to keep the space clean.

Pool Area: For safety, please use plastic cups and cans around the pool area—glass items are not allowed. If glass breaks in the pool, guests will be responsible for the cleaning costs.

Doors & Windows: To maintain a cool and safe environment, please close all doors and windows when:

You’re not in the villa,
The air conditioning is on,
It’s raining outside.
Electricity & Internet Outages: Occasionally, there may be power or internet outages beyond our control. We appreciate your understanding.

Real Estate Visits: Villa Majesta is for sale, so there may be occasional visits from potential buyers. These visits are brief (max. 15 minutes) and will be scheduled with at least 24 hours` notice. Visits are always conducted under the supervision of the villa owner.
