We recommend having a vehicle on hand!

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- There are public paid Electric Vehicle chargers throughout downtown Knoxville, and there is not a free one available at the property. We recommend searching for close by charging stations, such as at ChargePoint Charging Station located at 811 Neyland Dr, Knoxville or you can try and check Electric Vehicle Charging Station at 520 State St, Knoxville, TN 37902.

FREE parking at 305 W Vine Ave.
We recommend using Google Maps, which will take you directly there.
If you`re using Apple Maps, continue up Vine Ave a little farther—the lot is on the right-hand side, across from the back end of the Crowne Plaza and the large Catholic church.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest`s responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- Please respect those in the building who live on the floor. They are residents and not guests, and it`s very important that we respect their homes and be considerate of any loud music or noise. Thanks for serving those around you!

Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

The location is excellent. We enjoyed being close to everything within walking distance, but not so close that everything is loud. The building felt safe and secure. The bedrooms were tidy and clean enough. The hosts were very responsive and communicative. The space seems ideal for a large party, family reunion, large family, whatever. The bedrooms are large and there is plenty of room to spread out. We were able to rearrange some furniture to make it work for us, it easily can be reconfigured.Parking was included for one car. There are paid lots all around that have a daily rate, one a block away that was about 7 dollars a day. To access these lots one must cross the road and walk up a steep hill. I recommend bringing your own pillows, the pillows provided were uncomfortable.Once you secure your stay, you will be asked to provide quite a bit of information, identification, deposit, and signing of contracts. The portal this is done through may be frustrating for people that are not internet savvy. The rental had a few issues that were probably exclusive to our stay and not something that will be an issue for all renters. Some of those issues were related to the cleaning service that is used and management company. The hosts did their best to resolve issues that were within their control, but not all issues were able to be resolved before we left. They did their best to make it right.I would recommend this place at the end of the day, with the above in mind.

I cannot start to describe the horrible stay we had at this piece of property. If you are planning a stay here all I can say is DO NOT. It has horrible parking about a block away and for only one vehicle. Received a parking ticket just for parking in front to unload our baggage. We stayed one night with our family there because one of the rooms flooded and we gave up our room for them, so we also had to pay for a hotel room because of this on top of the 5300 we paid to rent this place. Our son and daughter in law's belongings were ruined because there was nowhere to put your belongings except on the floor and when it flooded it soaked the clothes and ruined their bags along with their infant daughters' bed. But tried to make the best of it and then my granddaughter woke in the night with ants in her bed after the flood along with ants in her formula and bottles. They decided since there were no hotel rooms available, they would just go home 13 hrs. away. I contacted the host and they only wanted to refund me 380 and eventually refunded me another 700 which doesn't even touch what I spent or the horrific stay we endured. The sink in one of the bathrooms were not even fastened down and there is no privacy either. It is advertised as a 4-bedroom-2 bath loft but there are no rooms with bathrooms connected and everyone shares the bathrooms. The check-in was terrible and complicated and did not state which appt door to go into we figured it out with pictures. TERRIBLE

Unit is in great location and has wonderful layout for multi families. Hosts are very responsive. Unit main room and bedrooms were clean and comfortable, bathrooms needed a bit more cleaning but hosts were super responsive and resolved issue.

This was the perfect location for a friend’s trip and concert! The apartment was clean and had ample space for our group of seven. It is within walking distance of Market Square and the Tennessee Theater, so we were able to park our car (one vehicle parked for free) and explore the beautiful neighborhood on foot. Check in, checkout and communication were all excellent! We hope to make it back to this beautiful apartment.

We picked to stay here for a small bachelors party to be close to market square. It was such a great stay that we almost didn’t leave! Walking to everything you could want. Easy parking, tons of space and CLEAN! We loved it!

Location is Great

Location is great. Walking distance to all of the restaurants, pubs, entertainment of downtown Knoxville. The loft itself is nice. All 4 bedrooms were a nice size and the 2 bathrooms are well placed. The ceilings must be 20 ft tall, yet it still felt cozy. Two very minor issues: 1)Just like others have mentioned, the walls between the bedrooms could use some insulation but it wasnt really too noticeable. 2)Finding the street address on the bldg was a bit confusing so just make sure to get a good look of the entryway pictures and should have no issues. If Im ever in Knoxville again and need a 4 bedroom spot, Im rebooking this condo. Thanks for a convenient stay, Haven!
