Newly renovated and furnished designer home in the family neighborhood of Forest Heights with functionality and comfort in mind!
Fully stocked kitchen, living room equipped with Roku Smart TV (Netflix, Prime, Crave, Disney+, and more), super highspeed WiFi, and a modern designer bathroom ensures a comfortable and relaxing stay.
Close to the highway and just 10 minutes to DT Kitchener. 10 minutes to UofWaterloo and Laurier. Easy access to city transportation makes this location a gem for anyone.
This brand new charming home has undergone a complete designer makeover from head to toe; filled with brand new updates, modern appliances and a designers touch. You'll feel right at home as soon as you walk in the door.
All 5 bedrooms are complete with Queen sized beds, all with brand new linens, new memory foam mattresses and room darkening curtains.
This home can accommodate up to 10 guests. There are 5 bedrooms (each sleeps 2), and the living room has a couch (not a pull-out) that can sleep 1.
Check-in with secure smart lock code that is sent to you prior to arrival. This unit is private and not shared.
Guests are responsible for their own consumables after the initial reserve provided is used. A refundable deposit of $150 will be collected at the time of booking and will be refunded if no damages are found after check-out.
â€A fully refundable $250 security deposit is required. It is collected securely through our trusted property management system and covers incidents such as intentional damage to linens or lost keys/fobs.
â€Guests must provide a government-issued ID and complete a screening form through our verified property management platform.
â€Failure to complete the ID verification or security deposit process will result in a canceled reservation with no refund.
â€Note: The individual making the booking must be the one staying at the property. The credit card on file must match the booker's name. Valid government-issued ID and a signed rental agreement are required prior to check-in.

Check-out: 11AM
Quiet Hours: 10PM on weeknights, 11PM on weekends
- SECURITY DEPOSIT A security deposit will be collected to cover specific incidents such as lost or unreturned keys/fobs, or damage to/staining of household linens. Charges will apply if these conditions are not met.
- NO SMOKING inside the property. All guests must dispose of cigarette butts in a specified container and thrown out off the property.
**Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time intensive process.**
- NO PETS are permitted inside the property. Evidence of pets inside the property will result in a $500.00 fine charged to guests.
- NO PARTIES. **There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**
- NO UNREGISTERED GUESTS inside the property at anytime. All guests must be registered for liability purposes.
**A surcharge of $100.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.**
- CHECK-IN & CHECK-OUT TIMES ARE MANDATORY, unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations.
**$50.00/hour penalty is applied if guests fail to check out by 11am as my cleaners are on tight schedules.**
- PARKING is available for one vehicle on the left side of the driveway.
- GARBAGE is to be separated, bagged, sealed, and thrown out in the appropriate bins. Garbage (black bin), Recycling (blue bin), and Organics (green bin). Please leave the outdoor bins where they are. We have a staff member come by to bring the bins out to the curb for garbage/recycling collections.
**Please put all waste in the appropriate bins located on the left side of the home from the front. **
- LOCK ALL WINDOWS & DOORS if you are not home. Please make sure all windows and doors and closed and locked upon check-out.
- TURN OFF ALL LIGHTS when not in use. Please make sure all lights are turned OFF at the time of check-out.
- MAINTENANCE AND/OR REPAIRS. Please contact me directly so I can send someone to tend to it.
- SHOES are to be left by the front door and not to be worn throughout the inside of the house.
- SECURITY SURVEILLANCE monitoring the entrance for the safety and security of the home and our guests.

- Only a quarter of liquid detergent per full-sized load is necessary.
**IMPORTANT: Please leave washing machine door and slightly open to allow the machine to properly air out and avoid molding.**
THERMOSTAT/AIR CONDITIONING/HEAT
- The house has central AC and heating. Please keep temperatures between around 70 F (23 degrees Celsius).
CHECK-OUT PROCEDURES
- Please wash, clean and put all dishes away. Cleaning dishes is not included in the cleaning fee.
- Please strip bed sheet and duvet covers and place them in front of the laundry machines.
- Please place all used towels and linens in front of the laundry machine.
- Please put all waste away in the appropriate outdoor bins and do not leave waste inside the unit.
- We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.
