A generous, fully equipped kitchen features stainless steel appliances and amenities such as drip and single serve coffee makers. The choice of cooking a home cooked meal or simply enjoying some delicious takeout is yours, and multiple dining options can accommodate either. Cushy barstool island seating for 4 is a great lightweight option for a quick breakfast, lunch, or snacking on some afternoon appetizers. For larger group seating, a stunning wood table and chairs with room for 8 is awaiting you in the dining room.

The sunken living room features plush sofa and armchair seating, electric fireplace with remote, and large mounted smart TV. More than likely, though, you’ll want to spend your time gazing out of the large picture windows with unlimited views of the waterfront. When you’re ready to head back outdoors for even more fun in the sun on the provided kayaks or stay in the shade on the spacious deck with ample shaded seating and al fresco dining options awaits with seating for 10 or gather around the cozy outdoor fireplace with Adirondak seating for 8 plus a hot tub to enjoy. If visiting during the Holidays, the home is decorated including a Christmas Tree.

This home sleeps 12 guests between 5 private bedrooms.

Bedroom #1 includes a king size bed, smart TV, and ensuite bathroom with walk-in shower and luxury dual shower heads.

Bedroom #2 includes a queen size bed, smart TV, and ensuite bathroom with shower/tub combo.

Bedroom #3includes a queen size bed and smart TV.

Bedroom #4includes two full size beds in bunk format and a twin-size trundle.

Bedroom #5, the game room, includes a queen size murphy bed, smart TV, and ensuite bathroom with walk-in shower.

The home also includes an additional full bathroom with bathtub.

THINGS TO NOTE:
-Owner's boat will be parked in boat slip at all times and not available for guest use. Guests may tie off boat or jet skis to side of dock.
-Onsite Cameras – One on the front porch facing the driveway, two on the back deck, one on the boat dock.
-Washer and Dryer in home.
- No Pets Allowed. No exceptions.
- No Smoking Allowed anywhere on the property.
- Parking available for up to 4 vehicles in circle drive as well as on street. Do not block access to the gate at the end of the street. No Parking on the grass.
-Boats can be launched nearby at Kingsland Community Park for $10. No overnight parking at the park.
-Kayaks are available for guest use. Paddles and life jackets are available as well.
- Outdoor Fire Pit is subject to local burn bans - Firewood is Not provided.
-When approaching the pier, jet skis can be parked on left hand side, but boats must be parked on right hand side due to rocks and shallow water.
-Jet skis in picture are not available for guest use.
-Do not drive the boat past property boat pier due to shallow rock areas.
-Boat and jet ski rentals are available in Kingsland.
-Pack n' Play and highchair are available for guest use.
-All beds except bunk beds are equipped with memory foam mattress toppers.
-Fishing is available on site.

This premier location gives you access to all things Kingsland. With the home being directly on the Colorado River, guests can enjoy water sports and activities right from the property. The large waterways of the Colorado Arm of Lake LBJ provide access to waterfront restaurants, plus you have direct access to the waters of Lake LBJ where the constant water levels never fluctuate. Other notable locations nearby include Perissos Vineyards which is 15 minutes away with breathtaking views and personal wine tastings, Longhorn Caverns and Legends & Lighthouse Golf Courses, also 15 minutes away. If you want to venture further, the thriving city of Austin is about 75 minutes away making for an easy day trip to explore a unique urban culture. Wine lovers can venture out to the Fredericksburg area that is about 50 minutes away.
Please note that requests for late checkout must be received no later than 10:00 AM local time on the day prior to your departure. Early check-in and late checkout are based on availability and require approval and may be subject to an additional fee of up to $100.00 depending on the number of additional hours requested.
