Boating, fishing, or soaking in the sun are all on the menu with the community covered waterfront deck and boat launch providing ease of access to the lake just a short distance away. Prepare an authentic southern barbeque on the propane grill or charcoal smoker as you take a break under the shade of the natural canopy, dining on your well-earned fare al fresco at the outdoor table with lake views of a quiet cove on Lake LBJ. When you’re ready to turn in for the night, everyone will appreciate having their own private space.

Cozy furnishings and warm wood accents highlight each room of the Kingsland Casita & Bungalow. Unwind at the end of long days on the living room sofa while you stream an episode or two of your favorite show. The efficiency kitchen offers convenient options for preparing light meals, fully stocked with cookware and dining ware. Gather around the dining table with seating for 4 for meals or break out the cards and engage in an evening of friendly competition with a side of cocktails. In the additional private bungalow space, you’ll have a private bedroom and bathroom along with a mini-fridge, microwave, and coffee maker to retreat to at the end of long days together, giving you or your guests a complete separate space to relax and recharge.

Combined, these homes comfortably sleep up to 6 guests.

Kingsland Casita
This home sleeps 4 guests between a private bedroom and full size sleeper sofa in the living room. The bedroom also includes a full size bed. The home’s guest bathroom includes a pedestal sink and walk-in shower. Efficiency Kitchen with full size refrigerator/freezer.

Kingsland Bungalow
This home sleeps 2 guests in a private bedroom inclusive of a full size bed, smart TV, and ensuite bathroom with a single vanity and walk-in shower. Mini-Fridge, Microwave, and coffee maker.

THINGS TO NOTE:
• These homes do not offer laundry facilities.
• These homes do not offer a range/oven or dishwasher.
• There is both a propane gas grill and a charcoal smoker grill available, hammock in yard, and corn hole outdoor game.
• Driveway parking available for 2 vehicles with room for a small boat or jet skis trailer.
• Please note that the homeowner lives in a separate home on the property.
• Guests will have access to the neighborhood fishing pier and boat launch (small boats under 20' only) that is .05 mile from the home. Additional information will be provided in-unit.

Just a short 15-minute drive takes you to Marble Falls where you will find charming boutiques and art galleries providing ample opportunity to indulge in some retail therapy, while nearby state parks offer adventurous hiking and cycling trails. Cave enthusiasts will enjoy Longhorn Caverns. If you want to venture out further, the thriving cities of Austin (70 minutes) and San Antonio (1.75 hours) are easy day trip destinations where you can explore unique urban centers. There are 67 wineries and breweries located in the Central Texas area that make for great day trip destinations as well!

HOUSE RULES:
• Must be 21+ to book.
• No events, parties, or group gatherings unless pre-approved.
• Vacation rental use only.
• Early check-in requests within 24 hours of arrival.
• Late check-out requests by 10 AM the day before departure.
• Early check-in and late check-out may incur a fee up to $100.
• Follow city occupancy rules; children under 2 not counted.
• Over-occupancy incurs a $500 fine per extra person.
• Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
• Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
• Pets: No pets allowed.
• Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
• Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
• Parking: Follow local parking rules. Fines for violations.
• Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
• Maintenance: Report issues promptly. No refunds for mechanical failures.
• Payments & Deposits: Major credit card required. Security deposit may be used for damages.
• Lost & Found: $25 minimum shipping cost for lost items.
• Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
• No smoking.
• No access is available to the main house, boat dock, or pool.
