Please do not arrive before check-in time.

Our cleaning teams require this time to prepare the property to a high standard.

Early arrival without prior approval may result in a 10,000 THB charge.

Early Arrival & Luggage Options

If you arrive early, we can assist with luggage:

Option 1 – Property Drop

• Luggage drop available from 12:00 PM
• This is strictly drop-off only

Guests must leave the property while cleaning is completed and return at check-in time.

Option 2 – Office Drop

• Luggage can be dropped at our office
• We will deliver it to the property once ready

Arrival Requirements (Government Registration)

Upon arrival, please send:

• Photo of your passport
• Selfie at the property

This is required for TM30 government registration in Thailand.

Electricity & Deposits

• No electricity charges
• No security deposits

All costs are fully included in your stay.

We kindly ask guests to use electricity responsibly:

• Turn off the air conditioning when leaving
• Keep doors and windows closed when the AC is on
• Avoid unnecessary usage

Excessive or abusive usage may be charged through the booking platform.

• 12:30 PM → Condo 750 THB | Villa 1,500 THB

Check-Out Requirements

On departure, please send:

• Photos showing the property left in good condition

Please ensure:

• Dishes are washed
• Rubbish is disposed of
• Property is left tidy

Excessive cleaning may result in a 5,000 THB charge.

Keys

• Keys are stored in a lockbox
• Codes are provided on arrival day
• Keys must be returned to the lockbox on check-out

Lost key fee: 2,000 THB

Smoking Policy

No smoking inside the property.

Fine: 10,000 THB

Smoking is permitted in outdoor areas only.

Please dispose of cigarette waste responsibly.

Bathroom Rules

Do not flush:

• Tissue
• Wipes
• Sanitary products

Plumbing systems in Thailand are sensitive.

Call-out fee for blockages: 5,000 THB

Guest Policy

Only registered guests are allowed to stay.
