Otway Valley Lodge - Wood fired hot tub, Koalas in the garden

An idyllic country house in the rolling green hills of Johanna, Otway Valley Lodge is an ideal large home for your next family holiday or friend group getaway. The extensive grounds include a wood fired hot tub, often koalas in the trees, expansive lawn areas, fire pit, and established trees and flower gardens.
With 4 bedrooms and 3.5 bathrooms, it is a large house sleeping up to 12 people, with wide verandas leading onto the lush lawns and gardens surrounding the house.

Enter into the open plan living area featuring comfy lounges around a wood fireplace, and looking out onto the gardens and bushland beyond. The very well equipped kitchen features a Falcon 1100mm oven as the centerpiece, ready for cooking up a feast to share together around the recycled timber dining table. The kitchen also has a Breville coffee machine with inbuilt grinder, dishwasher, microwave, pantry with essential cooking items, and is fully equipped with saucepans, cooking items and utencils. Whitewashed timber cathedral ceilings, Vic Ash hardwood floors throughout, and floor to ceiling windows gives an open and airy feel to the entire space. There is also a reverse cycle heater/air conditioner, and plenty of board games to entertain.

The family friendly floorplan has two bedrooms wings coming off from the main central open plan living area.
The main bedroom suite is off this main living area, and includes a large bedroom with queen size bed and sliding door direct verandah access, walk in robe and ensuite with shower. Wall heater and ceiling fan help to control the temperature in the room in all seasons. Off the other wing from the main living area is a passage leading to 3 further bedrooms. Another main queen bedroom has an ensuite with shower and walk in robe. The third bedroom also has a queen size bed, and the fourth bedroom has two sets of tri-bunk beds (a double on the bottom bunk and a single on the top bunk.) This is an ideal kids room, and can sleep up to 6 people in this room. A family bathroom is in this wing as well, with a bath and shower, there is also a separate powder room, and dedicated laundry with washing machine and dryer. Each bedroom has ceiling fans.

The large wrap around veranda and deck area has many spaces to enjoy the property surroundings and valley views. The entry deck has a large outdoor dining setting and BBQ - the perfect place for breakfast cook ups in the morning sun or evening dinners. Follow the sun around the property with multiple sitting areas for morning coffee, quiet reading nooks, or happy hour laughs. Extensive grounds and gardens include large lawn areas, large established trees, garden beds and native plants attracting birdlife, a cubbyhouse and an outdoor firepit area (only for use during times when fire restrictions not in force.)

The entry has a large carport for undercover parking for up to four cars, and there is a gravel roundabout around a large established garden for easy drive in, drive out accessibility. The carport also provides an undercover space with a basketball ring for the kids (and big kids) to practice.

Location
Johanna is located between Apollo Bay and Port Campbell, and is famous for it's surfing beach. The property is located just off the Great Ocean Road, 5km from Johanna Beach and on the doorstep of the Great Otway National Park. Explore the Otways waterfalls and bushwalks, including Triplet Falls, The Califormian Redwood Forest, and Melba Gully to see glowworms at nighttime.

Laves Hill is a 5 minute drive up the road, and it has The Perch Restaurant open for lunch and dinners. The Perch also provides a wedding venue option, with Otway Valley Lodge being a great base for your wedding accommodation in the Otways.

Great Ocean Walk
The house is ideal for Great Ocean Walkers - located half way along the length of the trail, a large 4 bedroom, three bathroom house and featuring a wood fired hot tub. Base yourself at the house for your days hiking, and travel either direction to the daily starting points.

Pets
Well behaved, house trained dogs are welcome, a maximum of 2 dogs per stay. There are alpacas and cows on the surrounding paddocks and farms, so you need to ensure that the dogs don't chase the animals. The deck is not enclosed, but there is a small dog enclosure available next to the shed with a kennel and shade if you need to go out without the dog.

Linen
Bed linen, sheets, pillowcases, towels, hand towels, bathmats, tea towels are provided for your stay. You need to bring your own beach towels for taking to the beach.

Pricing
The initial rate is for up to 6 people, assuming 3 bedrooms being used (either 3 x queen bedrooms or 2 x queen and 2 x singles).
If you are 6 people needing more than two bedrooms, please select the 8 person rate.
All pricing is based on the amount of guests staying, and beds/bedrooms used. Please ensure you book for the correct amount of guests, and confirm how many beds/bedrooms you will be requiring during your stay, so that we have accurate booking information prior to your arrival.

No parties, events or gatherings of extra people
No loud music or loud activities that could disturb neighbours at any time.
No smoking, vaping or illegal activity
Quiet hours between 11pm - 8am

Additional accommodation is not allowed on site by way of tents, caravans, campervans or similar. Maximum of 12 people on the property.
