Rural Property: Please note that under no circumstances are the following activities permitted at this or any of our rural properties: motorbikes, dirt bikes, quad bikes, use of firearms, air rifles or fireworks.
This property is a working farm and on occasion may have livestock nearby – a temporary electric fence may be in place. Please do not approach the livestock.
Down in the gully is a dam with a small jetty – please supervise children around the dam.
A pleasant walk to Flying Fox Creek Bridge is a feature at the end of Croziers Road. A shortcut through the vineyard will add to the experience and save you from walking along the cutting that is best avoided on foot. Once you reach the end of the vineyard at the top of the hill, it is recommended to walk along the avenue of trees to your left that runs parallel to the road. It’s along here that the grass becomes level with the road which enables you to safely join the road. From here, you’ll walk along Croziers Road, which winds gently downhill towards your destination, Flying Fox Creek Bridge. Those with children, please be mindful as the road bridge does not have a railing, so supervision is a must. The 400-acre private property that begins on the other side of the bridge is home to the oldest house on Croziers Road – “Bellevue” built in 1890.
This property has an external security camera located in the doorbell, covering the entry path to the house.
If the property is booked last minute and the beds have already been made up after the previous stay, we regret we are unable to unmake and remake to different configurations and beds will be presented as per the website description text.
Property has a detached garage. Guests have access to the garage for recreational purposes only. Not for vehicle parking.
Property is NOT fully fenced.
Pets are NOT permitted at this property.
WiFi is offered as a complimentary extra. As there is no charge, issues will be dealt with Asap but cannot be guaranteed.
Whilst this property is fully air conditioned, enough wood will be supplied for the slow combustion wood heater for the first two nights. After that, guests can purchase top-up wood and kindling from a local petrol station in Berry, at their own cost.
We are very proud of our firepit area, however it is not available for use during the summer months due to the potential for bushfire. During the cooler months, guests are welcome to use the firepit unless the risk of bushfire is elevated e.g. extremely windy weather. Firewood is to be supplied by the guests and can be purchased from the local petrol station in Berry.
To ensure the comfort of our guests and the neighbours, we do NOT accept bookings for “Schoolies” breaks/groups and under no circumstances do we allow weddings or parties of any sort.
Code of conduct: Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Information tab on our website or a link which will be sent to you in your booking confirmation email.
Noise at Properties: NSW Planning has passed laws that affect guests. The Code of Conduct for holiday renting can be found on our website under the Guest Information tab. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

Privacy: This property is a holiday rental; it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January.
