Welcome to Vacay Vibes Jax!
Please Park within the property boundaries. This includes the driveway, to the right side of the
driveway, or in the street in front of our property only. Please do not park in the yard. Vacay
Vibes Jax is not responsible for any damages.
Smoking policy: Completely non-smoking
Jacksonville's quiet hours are 10 PM – 8 AM. Please keep voices, music, and outdoor activity
low after 10 PM.
No DJs, subwoofers, or amplified outdoor speakers.
Our neighborhood values peace — please respect nearby residents at all times.
Only the number of guests listed in your reservation are allowed on the property overnight.
Day visitors must be approved in advance.
No parties or events (birthday gatherings, bachelor/bachelorette, etc.) unless pre-approved and
extra cleaning/security fees are agreed upon.
Pets are not allowed on the property. You will be charged for any pet-related damage.
Children must be supervised at all times.
Garbage pickup is on Friday by 7 AM, Recycling pickup is on Tuesday morning by 7 AM—
please place bins at the curb the night before and return them afterward.
Keep food covered — Florida’s warm weather attracts ants and wildlife quickly.
Please rinse dishes or load them in the dishwasher after meals.
Lock all doors and windows when leaving.
Do not tamper with security cameras, Wi-Fi routers, or any other locked doors.
No rearranging of furniture without prior approval.
No candles, fireworks, or open flames indoors. Our fireplace is decorative only.
Do not grill on the porch or under the covered patio — only in the designated BBQ area.
Turn off lights when leaving for the day. Please leave the front porch light on at all times.
No illegal substances or firearms on the property.
No commercial photography, filming, or content creation without written approval.
No car washing or mechanical work on premises.
Violations (unauthorized guests, smoking indoors, excessive noise, etc.) may result in additional
cleaning or penalty fees and possible removal without refund.
Lost keys or remotes: $50 replacement fee.
Fire extinguishers are located under the kitchen sink and near the laundry area.
Smoke and carbon monoxide detectors are installed throughout — do not remove or disable them.
If you smell smoke or gas, evacuate immediately and call 911.
Avoid overloading outlets with multiple high-power devices.
Do not unplug major appliances (Wi-Fi routers, refrigerator, A/C units).
Report any sparks, frayed cords, or tripped breakers immediately.
Do not share your entry code or lockbox code with anyone outside your reservation.
Outdoor security cameras are for perimeter safety only — they do not record inside.
Jacksonville is subtropical — keep doors closed at night to avoid mosquitoes, geckos, and
bugs.
Do not feed ducks, squirrels, raccoons, or other stray animals.
Shake out towels and shoes if left outdoors overnight.

Liability Waiver:
By booking and/or staying or visiting at this property, the Guest and all invitees, visitors, or
occupants acknowledge and agree that Vacay Vibes Jax LLC, its owners, members, agents,
and representatives (collectively referred to as “the Host”) shall not be held liable or responsible
for any accidents, injuries, illness, death, loss, theft, or damage to persons or property occurring
on or off the premises during the stay, regardless of cause or fault.
Guests assume all risks and responsibilities associated with the use of the premises and its
contents, including but not limited to steps, stairs, furniture, decks, driveways, appliances, pools,
outdoor equipment, and recreational items.
The Guest further agrees to indemnify, defend, and hold harmless Vacay Vibes Jax LLC, its
owners, and affiliates from any and all claims, damages, or expenses (including attorney’s fees)
arising from the actions, omissions, or negligence of the Guest, their visitors, or any members of
their party.
By confirming this reservation, the Guest acknowledges that they have read, understand, and
voluntarily accept this waiver of liability in full. This release applies to all occupants and guests
associated with this reservation.

Guest Responsibility and Damage Policy
Policy Purpose:
To ensure fairness and protection of the property, all guests are required to maintain the
premises, furnishings, and amenities in the same condition as found upon arrival. By confirming
a booking, guests agree to the following terms:
1. Responsibility for Damages and Losses
Guests are financially responsible for any damage, breakage, loss, or theft of property,
furnishings, décor, appliances, electronics, linens, towels, or other contents of the home caused
by themselves, their invitees, or visitors during the reservation period.
If damages or losses occur, the guest must report them immediately to Vacay Vibes Jax LLC
through the Verbo messaging system.
Costs for repair, replacement, or additional cleaning will be deducted from the security deposit
(if applicable) or charged directly to the guest through Verbo Resolution Center.
2. Property Condition at Check-Out
Guests must leave the property in reasonably clean and orderly condition, including:
Dishes washed or loaded in dishwasher
Trash bagged and placed in outdoor bins
Used towels should be placed in the laundry baskets provided
No excessive mess, stains, or damage
Excessive cleaning required beyond standard turnover will result in additional cleaning charges
billed to the guest.
3. Missing or Stolen Items
Any missing, damaged, or removed items—including linens, dĂ©cor, small appliances,
electronics, or outdoor equipment—will be considered theft and reported to Verbo and/or local
authorities if necessary.
Vacay Vibes Jax LLC reserves the right to seek reimbursement for replacement costs, plus
administrative and labor fees.
4. Unauthorized Activities and Use
Guests may not move furniture, disable cameras or safety devices, or use the property for
events, parties, or commercial purposes without written consent.
Violations may result in immediate termination of stay, forfeiture of payment, and additional
damage assessments.
5. Enforcement
By completing a booking, guests acknowledge and authorize Vacay Vibes Jax LLC to:
Recover costs for damages or losses through Verbo Resolution Center or direct billing.
Pursue reimbursement for repair or replacement of property through legal or collection means if
necessary.
6. Agreement & Acceptance
By reserving and occupying this property, guests agree that Vacay Vibes Jax LLC and its
representatives may inspect the property after departure, assess damages, and collect
reimbursement for any verified losses.
Booking and/or entry onto the premises constitutes full acceptance of this policy.
