IMPORTANT INFORMATION REGARDING YOUR STAY
The City of Indio is very STRICT regarding the following Ordinances: The booking guest is responsible for all persons occupying the home during your booking dates.

OCCUPANCY
This home has an occupancy limit of 10 persons. There are no exceptions. The City of Indio’s citation for over occupancy is $1000 per occurrence which will be billed to the booking guest. In addition to the city citation, eviction will occur immediately (with no refunds) if the occupancy limit is exceeded.

Pool & Spa heating is $150/day (heated once to hit the temperature target - 82F max) and $100/day in summer (June-Aug). Please request in advance for pool heating as it requires at least 8 hrs to heat up. Also payment must be made in advance.

Spa heating is $50/day (6 hrs per day limit for heating - max 98F). If needed for more than 6 hrs, the charges will be added accordingly.

- Early check-in or Late check-out: We're happy to accommodate early check-ins and late check-outs for a small fee. Just reach out to us, and we'll do our best to make it happen

-All guests must be registered while booking or before check-in.

-No unauthorized guests permitted in the property. No visitors are allowed any time. Unauthorized guests/visitors staying or visiting will be fined $250/person due to violation.

- EV Charging: We provide a convenience to charge your EV car while you relax. Fee: $10 convenience fee/per day + $.40/kWH energy usage charge. Please let us know and you need to pay us before charging.

- RV or camper van or any other restricted vehicles are not allowed to park inside the community. You may park it outside the community at your own risk.

-Please note that this is a desert area, so dust is common on the patio and in the backyard due to frequent high winds. While we make every effort to keep the area clean, some dust accumulation is unavoidable due to the natural conditions.

EARLY CHECK-IN/LATE CHECK-OUT REQUESTS:
We understand that sometimes you need a little flexibility with your check-in and check-out times. Subject to availability, we're happy to accommodate early check-ins and late check-outs for a small fee. Just reach out to us, and we'll do our best to make it happen.
Early Check-in Charges:
- $100 (up to 4 hrs before regular check-in time) or
- $200 (up to 8 hrs before regular check-in time)
Late Check-out Charges:
- $100 (up to 2 hrs after regular check-out time) or
- $150 (up to 4 hrs after regular check-out time)
Please note that the above charges may change based on seasonality. Please check with the host for availability and the charges.

CHECKOUT DUTIES:
As you prepare to depart, we kindly ask that you start a load of pool towels in the washing machine, dispose of your trash in the outdoor bins, and run the dishwasher. Your cooperation helps us ensure a seamless transition for our next guests.

HOUSE RULES:
We maintain a drug-free environment and strictly enforce a zero-tolerance policy.
Smoking and vaping are not permitted inside our homes - the fines for smoking or drug usage starts at $2500.
Respect quiet hours from 10 pm to 8 am for a peaceful atmosphere.
Please refrain from using water balloons in the backyard to avoid fines.
No additional guests are allowed.
Air conditioning setting should be above 68 during summer and fall months and heating should be below 75 during winter and spring. Setting beyond these limits would result in a fine of $500

For special occasions like Coachella and Stagecoach, we offer exclusive discounts for the right group. Referrals and repeat guests can also enjoy discounted rates throughout the year. Please note that festival bookings are non-refundable.

Additional Charges:
PARKING: There is no street parking allowed. There is parking for about 6 cars in total. There is a three-car garage plus a driveway for about 3 cars. Fines start at $750 per vehicle per day for anyone who parks on the street with no approval. No Recreational Vehicles/RV/tour bus/ limousine's/ party buses. allowed to park in the community, please park outside and drive into community.

PET(s) Policy. $149 per pet with approval only for a max of 2 pets. Service animals stay for free. If you are found out that you brought a pet without approval or payment, your stay will be terminated, and you will be asked to leave immediately with no refunds. It is solely your responsibility to inform any guest(s) visiting you at this property or staying with you of the pet rules before they arrive. If we find out after the fact, that you had a pet during your stay without approval you will be charged $400 per animal per day and an extra $400 cleaning fee per animal on top of other fees. You will be responsible for any damages the service animal/pet does during the duration of the stay. This also goes for any guests that you may have over that brings a service animal or pet. Penal code 367.5 will be enforced.

NO SMOKING POLICY: No smoking or vaping of any kind. There will be an extra cleaning fee added if this rule is broken up to $2500.

RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates, and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s) and we will not responsible to ship them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.

In compliance with the City of Indio ORDINANCE NO. 1665 section, 37.011 OPERATIONAL REQUIREMENTS AND PERFORMANCE STANDARDS ESTABLISHED; It is required that the primary overnight and daytime occupant of the short -term vacation rental must be an adult 21 years of age or older.

This property was not cleaned well, the pool was really dirty, broken tiles and dead, decaying lizards in the bottom of the pool. But the worst part of the rental was the cockroach infestation. The host was awful to communicate with, and their solution was to have someone come clean and spray for bugs while we were there, with my two infant grandsons and our family. Not to mention, they didn't believe me, asked me to take pictures. Well, I did! I stayed up at night and got videos of them crawling all over the house. Even in one of the beds that my infant grandson was sleeping in. It was handled so poorly. So disappointed! We had to relocate during our stay. We rent through vrbo a couple of times a year. I have never had such an awful experience.
