Free Parking is available for up to 2 cars per booking. Please register your vehicles with us a day before check-in to avoid being towed overnight by the property.
For same-day bookings made after 4 PM, please send the required information 2â3 hours before arrival. Building approval can take time, and we want to make sure your parking pass is ready so you donât experience any delays.
GUEST SIGN IN REQUIRED
After booking your reservation, a guest sign-in form is required to be filled out as a screening process to prevent unruly guests from violating our house rules, throwing parties, or disturbing the neighbors. By booking, you are agreeing to fill out the guest sign-in form to verify full name, best contact, driver`s license ID, and acknowledgement of house rules in order to receive your check-in instructions and feel right at home.
VEHICLE REGISTRATION
Dominion at Oak Forest requires all guest vehicles to be registered the same day as check-in to avoid being towed overnight by the property. Failure to provide the required vehicle license plate number information will subject the guest to responsibility for any towing executed by the community.
If you book after 4 PM, please send the required information 2â3 hours before arrival. Building approval can take time, and we want to make sure your parking pass is ready so you donât experience any delays.
POOL RULES
Please be reminded of the following community pool rules:
âą No pool parties are allowed.
âą Children are not to be left unattended at any time.
âą Any violation of these rules will lead to a $500 fine and cancellation of your stay with no refund.
âą These rules are in place to ensure the safety, cleanliness, and enjoyment of the pool area for all residents. We appreciate your cooperation and attention to these matters.
âą Pool closes promptly at 10:00 p.m., regardless of whether the door is locked.
âą Loud music will not be tolerated - keep it at a volume for your personal enjoyment, while allowing others to enjoy their own peace or choice of music
âą Access to the pools/amenities is for residents and their guests only. Residents are allowed two guests (any more will need prior approval from management). Residents must accompany their guests at all times.
âą Guests must be accompanied by the Resident. No large groups or parties are allowed in the pool areas.
âą No Smoking of any kind in or around the pool area, as it is a public space to be enjoyed by all residents
âą No eating/drinking while in the water - do so outside by the tables, and please clean up after yourself and dispose of trash in the receptacles
âą No running or horseplay allowed in the pool area - NO JUMPING off of the fountain areas or sides of the spa
âą Public intoxication and belligerent behavior are prohibited
âą No glass containers of any kind are allowed
âą No pets allowed in the pool area
âą Persons under 14 must be accompanied by an adult leaseholder - for children older than 14 years old, consider accompanying them anyway, because their behavior will affect you as the leaseholder
âą Proper swimming attire is required while in the pool. No jeans, t-shirts, etc. as they can clog the drains. No thongs or g-string bikinis.
âą Do not put pool furniture in the pool. If you move the furniture, please move it back when you leave
âą Clean the grill and kitchen area after your use - TURN OFF the propane after using the grill
âą All are swimming at their own risk. Owner/Management is not responsible for accidents or injuries.
EARLY CHECK-INS
are not guaranteed. While Airbnb allows guests to select a preferred check-in time, approval for any arrival before 4 PM is at the hostâs discretion. A confirmed booking does not mean an early check-in is approved. Please message us to request early check-in approval, and any required payment must be completed before it is confirmed.
LATE CHECKOUTS
must be approved by the management team. If you stay past your 11 am check-out time without approval, you will automatically be charged for the next nightâs stay at the listingâs full price.
PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the leasing office, and we are not held responsible for its whereabouts.
LEASING OFFICE
DO NOT enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through the Airbnb platform. From there, our team can directly communicate with the complex on your behalf. Any violation of this agreement will lead to the immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine.
KEYS/PARKING PASS
If a key/key fob is not returned and/or damaged, the following fees will occur: $25 for a new key and $75 for a new key fob. If you do not return the parking pass or lose it, it is a $50 fee to replace it in time for the next guest.
NOISE/SMELL/NEIGHBORS
We are aware that these are apartment complexes, and though we have had plenty of compliments about how peaceful and beautiful the neighborhood is, we are aware that sometimes neighbors may be noisy or cook/smoke, which causes odors in the vents. We do our best between guest visits to alleviate these smells, but sometimes it gets into the ventilation system after we clean. Please notify us and give us ample time (1 hour to 24 hours) to bring you a freshener or spray, or plug-in to alleviate the smell.
SMOKE/NOISE DETECTOR
We have a strict NO PARTY and NO SMOKING rule and have devices in place to detect that. Please do not tamper with the device, or there will be a $150 fine.
Houston has a hot and humid climate that causes a lot of bugs. Bugs can get into the space. We do regular exterminations to try to prevent bug problems, but it`s not a perfect solution. Please note that you may see bugs in the home. No refunds are given if bugs are seen.
MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general âfix-itâ requests. We ask that all our guests be patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check-in, it will be reported to the complex staff, but it is dependent on the maintenance teamâs schedule. Examples: blinds, curtains, and lightbulbs fall under the ânon-emergencyâ maintenance category and wonât be completed until theyâve addressed any emergency requests around the property first.
CLEANING
Our cleaning fee is based on a courteous guest (e.g., someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Each checkout is allowed to have 2 bags of trash. Per bag of trash over that is a $25 charge.

Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time.
