***Please kindly review the house rules carefully before finalizing your reservation. Our policies are STRICT, NON-REFUNDABLE.

***WE RESPECTFULLY APOLOGIZE FOR THE STRICT and NONREFUNDABLE RULES; WE JUST WANT TO AVOID DISTURBING SITUATIONS. HOWEVER, IF YOU DO NOT CAUSE ANY DISTURBING ATTENTION, WE PROMISE TO DELIVER AN EXCELLENT EXPERIENCE FOR YOUR STAY. WE UNDERSTAND THE FACT YOU TRAVEL, SO WE WILL ALWAYS FIND FLEXIBLE SOLUTIONS FOR BOTH THE GUEST AND THE HOST FOR A SMOOTH RESERVATION.

***WE PROHIBIT DISRUPTIVE PARTIES and gatherings of over 16 people. Because we have community management and the nextdoor neighbors who expect reasonable peaceful environment, THE FINE PENALTY OF UNAUTHORIZED PARTY IS $5000.00 (five thousand dollars), FINE OF UNAUTHORIZED VISITORS IS $1000 per individual (one thousand dollars) , FINE OF UNAUTHORIZED PET IS $5000.00 (five thousand dollars) per pet. If discovered any unauthorized party and, or people, we will also call the felony law enforcement to help us evict your entire reservation immediately and you will still be responsible for all paid fees plus any unpaid fees , and following penalties related to your causes.

***IF WE DISCOVER YOU BOOK / RESERVE FOR SOMEONE ELSE, AND YOU DO NOT STAY AT THE PROPERTY, YOUR ENTIRE RESERVATION WILL BE CANCELED IMMEDIATELY, NON-REFUNDABLE. WE WILL ALSO CALL THE LAW ENFORCEMENT TO IMMEDIATELY EVICT EVERYONE.

HOUSE RULES:
***YOU, as INVITED GUEST, accept the Premises in their present condition “AS IS,” the Premises being currently suitable for the Permitted Use.
***YOU agree to obey all laws, ordinances, orders, rules, regulations, and covenants applicable to the Permitted Use, condition, and occupancy of the Premises.
***WE ARE NOT RESPONSIBLE FOR ANY INJURIES INSIDE OR OUTSIDE THE PROPERTY.
***WE WILL NOT PAY FOR ANY INCONVENIENCE EXPENSE , ANY OF YOUR PERSONAL PROPERTIES IN CASE OF FIRE, OR FLOOD, OR HURRICANE-STORM, OR ANY NATURAL DISASTER, OR ANY POWER OUTRAGE, OR ANY ACCIDENT that might happen inside or outside of the property. If you need emergency shelter, please contact CUSTOMER SERVICE where you booked originally.

RESERVATION: We operate our hosting services through these 5 simple steps:

***First step: Please reserve here so we can block the calendar for your group instantly.

***Second Step: Please kindly enter the EXACT number of individuals who will stay with you because it affects the final total cost. We will have security check & scan each individual’s ID at the front entrance/gates, and WILL NOT allow any extra person who is not otherwise included in your reservation to enter/stay at the property.

*** THE RULE OF EXTRA GUEST FEE:***The current listing price covers FREE of charge for 8 guests (including you as the main tenant). If more than 8 guests, on the 9th individual, we will charge $95 per person per day if stay NIGHTLY at the property between 3 PM and 11 AM of the next day. The maximum capacity number of guests can be allowed is 16 individuals at this property, no exception.

*** If the guest just visits and leaves before 2 AM, the fee is $45 per person per day, but you only pay this fee when you exceed 8 people at the property because 8 guests are covered FREE. If you have less than 8 people at the property, you will not pay anything extra.***THIS RULE APPLIES TO KIDS WHO ARE OLDER THAN 10 YEARS OLD. WE DO NOT CHARGE ANY FEE IF UNDER 10 YEARS OLD. ***For example, if you indicate you have 8 guests originally when reserving, but after check in, then you invite 13 guests to the house, you will be paying extra for the 5 exceeding guests per DIEM.

***Third Step: Please also provide (TEXT HERE) a list of name(s) of the members who will be arriving with you on the reservation list. ***You can text us HERE (or invite your guests to join this reservation) a list of guests who will be entering so we can pass to the security staff at the front gate to check them in.

***Fourth Step: PAY REFUNDABLE damage deposit required upfront when book and is refunded after 14 days if no claim.

***Fifth Step: On the date of arrival, we will execute the rental agreement paperwork. We will walk you through and show you how to operate the property smoothly.

***DURING STAY:
***CHECK-IN TIME: Between 3 PM- 6 PM
***EARLY CHECK-IN: We charge $195 per hour if you want to arrive early.
***LATE CHECK-IN after the indicated time 6 PM on the arrival day, we will charge $195 per hour (proportional to minutes.) After 11:59 PM, your reservation will be considered NO SHOW, NON-REFUNDABLE.
***CHECK-OUT TIME: Before 11 AM
***EARLY CHECK-OUT: As you wish, and we will not credit or will not refund anything. Rent policy is non-refundable.
***LATE CHECK-OUT after the indicated time 11 AM, we will charge $295 per hour (proportional to the minutes). After 3 hours , we will charge the next day proportional to your reservation price , plus taxes and fees.

***WEAPON FINE IS $1000 per night if discovered. PLEASE DO NOT CARRY/ POSSESS ANY WEAPONS REGARDLESSLY. WE WILL ASLO CALL THE LAW ENFORCEMENT TO EVICT AND CANCEL YOUR RESERVATION IMMEDIATELY WITH NON-REFUNDABLE.

***PLEASE DO NOT PARK IN THE STREETS NOR NEIGHBOR’S HOUSE.

***PLEASE DO NOT PARK ON THE STREET OVERNIGHT. YOU CAN PARK INSIDE THE GARAGE OR ON THE DRIVEWAY. PARKING ON THE STREET OVERNIGHT MIGHT BE TOWED BY THE COMMUNITY MANAGEMENT.

***PLEASE DO NOT GATHER IN A BIG CROWD OUTSIDE, NOR STAND IN EXTERIOR IN A LONG PERIOD OF TIME. PLEASE KINDLY GO INSIDE AFTER ARRIVING. ***PLEASE DO NOT GATHER TOO CROWED IN THE EXTERIOR AREA SUCH AS (as if we have) PATIO, POOL, BALCONY. THE MAXIMUM ALLOWED IS 10 PEOPLE AT THE TIME OUTSIDE.


***PLEASE DO NOT BRING YOUR OWN SPEAKER(S) NOR NOISE DEVICE(S) NOR LIGHT DEVICE(S). FINE IS $300 per item if discovered. PLEASE DO NOT TURN LOUD MUSIC OR MAKE , SPEAK LOUD IN EXTERIOR AREA BECAUSE THIS WILL DISTURB THE NEXT NEIGHBORS. PLEASE KEEP ALL ENTERTAINING ACTIVITIES INSIDE. ***PLEASE KEEP PEACEFUL & QUIET TO AVOID DISTURBANCES TO THE NEIGHBORS. PLEASE USE OUR PROVIDED SPEAKERS, WHICH ARE ALREADY SET AT THE REASONABLE MAXIMUM ALLOWED LEVEL.

***MANDATORY QUIET TIME IS 2AM-8AM. Fine $500 if violated.

***PLEASE CLOSE ALL EXTERIOR ENTRANCE DOORS AFTER ENTERING. ALL ENTERTAINING ACTIVITIES MUST BE KEPT PRIVATE INSIDE TO AVOID DISTURBANCES TO THE NEIGHBORS.

***PLEASE DO NOT PERFORM ANY SEXUAL ACTIVITIES IN EXTERIOR AREAS SUCH AS THE POOL, PATIO, BALCONY). FINE IS $1000 per night if discovered any sexual activities or any sexual business going on at the property.

***SMOKING FINE IS $1000 per night. PLEASE DO NOT SMOKE INSIDE THE PROPERTY. SMOKING INSIDE YOUR ROOM OR ANYWHERE INSIDE THE PROPERTY IS NOT PERMITTED (please use outside or garden or balcony to smoke). Please maintain a safe distance from flammable items, such as the fire pit, natural gas equipments.

***PLEASE DO NOT USE NOR POSSESS ANY ILLEGAL DRUGS AND SUBSTANCES. FINE IS $1000 per night if discovered. WE WILL ASLO CALL THE LAW ENFORCEMENT TO EVICT AND CANCEL YOUR RESERVATION IMMEDIATELY WITH NON-REFUNDABLE.

***PLEASE DO NOT MOVE THE FURNITURE, PAINTINGS, OR ANY HOUSE ITEMS WITHOUT OUR EXPRESS PERMISSION. If you need to move any items, please contact us first. We will either approve or deny your request at that time. If we approve your request, we will send a mover to do it for you. IF YOU MOVE ANY ITEMS WITHOUT APPROVAL FROM OUR MANAGEMENT TEAM, WE WILL CHARGE YOU A REASONABLE FEE of $300 for us to hire the moving team to reset those items.

***PLEASE DO NOT JUMP, RUN, OR MAKE A STRONG IMPACT ON THE FLOOR & WALLS UPSTAIRS.

***PLEASE DO NOT BRING / STORE ANY FOOD IN BEDROOM. PLEASE DO NOT EAT INSIDE BEDROOM. FINE IS $300.

***SECURITY CAMERAS POLICY: PLEASE DO NOT TOUCH / MOVE ANY CAMERA SECURITY DEVICES. Fine will be $300 for each camera if being moved.

*** NO CAMERA INSIDE THE PROPERTY. ONLY CAMERAS IN EXTERIOR AREAS. We ONLY place camera devices in outside exterior public, common areas such as driveway, backyard, exterior perimeter of the house. We NEVER/ DO NOT place cameras inside the house. EACH CAMERA OUTSIDE FLASHES TO PUBLICLY INFORM YOU THAT THE PUBLIC AREA IS 24/7 RECORDING WHEN MOTION.

***IF YOU WOULD LIKE TO INCREASE PRIVACY, WE RESPECT THAT. WE CAN REMOVE ALL EXTERIOR CAMERAS. HOWEVER, WE WILL REQUIRE A HIGH AMOUNT OF REFUNDABLE SECURITY DEPOSIT $4,500.00 ( four thousands five hundred dollars). IF NO DAMAGES , NO EXCEEDING OCCUPANCY OCCURS, WE WILL REFUND THE FULL AMOUNT $4,500.00 TO YOU. IF THERE WERE OWED FEES TO US, WE WILL DEDUCT FROM THIS DEPOSIT REASONABLE AMOUNT TO COVER FOR REPAIRS; THE REMAINING UNUSED BALANCE WILL BE REFUNDED TO YOU AFTER WE RESOLVED THE ISSUES.

***MANAGEMENT TEAM can access the property at any time to test, check, and assure safety.

***PLEASE DO NOT WEAR SHOES ON ANY AREA THAT HAS CARPET, WOOD FLOORING. NO SHOES INSIDE THE HOUSE PERIOD. We will charge a reasonable fee to repair the carpet IF it is damaged or stained by any member of your group. FINE IS $300.

***WOOD FLOORING: Please kindly avoid letting water or liquid pour on any area that has wood flooring. 

***LEAKING: If you notice any active leaking in the house, please text / contact us right away.

***AFTER CHECK OUT: PLEASE CHECK AND TAKE ALL YOUR PERSONAL BELONGINGS WITH YOU WHEN CHECKING OUT OF THE PROPERTY. ANY ITEMS LEFT AT THE PROPERTY WILL BE DISPOSED. WE WILL NOT BE RESPONSIBLE FOR ANY ITEM LEFT BEHIND AFTER YOU CHECK OUT.

***COURTESY FREE AS-IS SUPPLIES: We are happy and nice to provide these such as basic cooking kit, silverware, basic bartender kit, shampoo & conditioner, toothpaste, and towels. AS IF YOU WANT MORE, THERE WILL BE EXTRA FEE.
