Low-key and cozy Lakeside Luxury on Lake Hamilton 2 bedroom 2 bath condo, that sleeps 6 comfortably. As you enjoy the lake views from your private patio, take your pick between peaceful rocking chairs or whimsical hanging egg chairs. (The fire pit in the patio pics has been removed due to POA regulations.) Lakeside you'll find two lovely little wooden swings, a charcoal grill, and a swim deck. For your enjoyment, you'll also have access to a crisp and clean swimming pool - within our small gated community. Indoors, there's comfortable seating for everyone - and even a hanging chair inside too! There are smart TVs in every room (70" in the living room) - with convenient guest access to most popular streaming platforms, high-speed Wifi, and even a dedicated workspace in the master to make your stay more comfortable. Inside you'll also find a wonderful wood-burning fireplace! The kitchen comes equipped to accommodate most cooking needs, and complimentary coffee is also included. Please Note: Even though our community’s pool is kept full of clean, inviting water over the winter time to minimize maintenance and prevent burst pipes, we DO NOT maintain Arkansas Department of Health (ADH) status required for swimming. The pool is planned to be treated, certified by ADH, opened, and ready for everyone to enjoy by Memorial Day weekend; and closes Labor Day weekend. Ready to hit the town? You're a short drive from several great spots to grab a bite to eat, sing some karaoke, place your bets, snack, shop, and more. Or leave the car at home! Take a short walk out the gate and down the hill to grab a drink and play some pool at night, or grab a cup of coffee and breakfast in the morning. Grab a quick Uber to downtown Hot Springs and enjoy the local shops, spas, bathhouses, breweries, museums, fun times and good food! We are also conveniently located less than a 10 minute drive to Oaklawn Racing and Gaming; and only a 15 minute drive from Magic Springs Theme and Water Park (opens May 7th 2022). We definitely recommend Ubering to Oaklawn - to avoid the hassle of finding a spot and walking a long way, and to save on parking fees. If you love our random rocks and minerals displayed throughout the space, get your own! Take a short trip over to Coleman's Rocks-R-Gems to shop for some of your own local treasures. OR if you're up for a more challenging rock hunt, and hope to find your own colossal crystal cluster, take the 30 minute drive over to Ron Coleman Mining - but be sure to come prepared with getting dirty clothes and digging tools! Don't feel like cooking or leaving the house? BiteSquad delivers. We've also provided a collection of classic games for your old-school entertainment, and some more "eclectic" options too. There is an Alexa smart speaker in the living room - our "condo concierge" is there for your convenience, and answers to the name of "Ziggy". OTHER NOTES: There is not a boat ramp on the premises. Hill Wheatley Park nearby offers a public boat ramp and small swimming area. And our friends over at Hot Springs Marina offer boat rental service, less than a 10 minute drive away. We would like to think we've thought of everything - but we're still new to this, and there's always more to learn... so if you have any special needs or wishes, please don't hesitate to ask - and we will do our best to accommodate. GUEST ACCESS: Upon arrival guests will have immediate access to their private unit, just down a short flight of cobblestone stairs. (NOTE! Stairs are a bit steep and may be slick if wet.) Smart lock code will be provided the day of arrival. Guests are allowed to bring 2 vehicles into the gated area. No trailers may enter the gate (and if they do they might not make it back out of the narrow parking lot!) Additional vehicles may park in the shopping center parking lot just outside the gate. Check in time is 3PM. Check out time is 10AM. Checkout after 10AM may result in a late checkout fine of $150. There is no smoking and no vaping inside the condo. We do not allow pets. Quiet time is from 11pm-8am, see City of Hot Springs Noise Ordinance. No parties. No additional overnight guests. MAX weight capacity on the hanging chairs (both inside and out) is 200 lbs. These are NOT SWINGS. Use carefully and at your own risk. Do not climb on shelves. DO NOT LEAVE FIRE UNATTENDED. DO NOT LEAVE CHILDREN UNATTENDED near fire. Patio bricks may become slick when wet, so please walk carefully and do not run. USE of all amenities is AT OWN RISK. Guests confirms agreement to all rules, and accepts responsibility for all risk and regulations/fines upon booking.
