GAME ROOM: Challenge your crew on our professional ping pong table, foosball table, air hockey table, and pop-a-shot basketball or grab our four pickleball paddles for a match.

Gaze at a charming modern folk barn painting, surrounded by the warm glow of swing arm lamps. This room promises the perfect balance of comfort and style for a restful night's sleep.

BEDROOM 4: This inviting Queen and Twin bedroom adorned with digitally restored patent drawing prints transforms your surroundings into a haven for equestrian enthusiasts. It's a captivating conversation starter for horse lovers. The rider in you will be stirred to saddle up!

BEDROOM 5: This spacious Queen bunk room offers plenty of sleeping space even for the chronic spawlers. The antique bronze gallery framed saddle prints leave you dreaming of a collection to call your own. Sweet dreams (and maybe some saddle shopping)!

BATH: The french country full Bath upstairs with shower & tub combo provides all the modern amenities to ready you for your exciting daily adventures.

|OUTDOOR LIVING|

POOL/HOT TUB: Unwind in style with our luxurious 6-person hot tub and refreshing full-size pool. Relax poolside under the shade of a gazebo or soak up the sun on our comfortable lounge chairs.

*Please note: Due to the absence of a heater, our pool opening and closing dates depend on weather conditions. We typically aim for a season kick-off around May 1st and generally close the pool on October 31st.

For your safety, please remember that you use both the hot tub and pool at your own risk. Be sure to review our pool rules before taking a dip.

LAKE HAMILTON: Enjoy direct access to beautiful Lake Hamilton! The Carriage House provides convenient access to the lake through the HOA boat ramp (contact host for details).

*Important note: Lake Hamilton undergoes an annual drawdown process. This means the water level will be lowered starting November 1st. The lake typically refills between March 1st and March 8th, and is expected to be fully replenished by March 15th.

GENERAL: Free WiFi, washer/dryer, linens/towels, air conditioning, ceiling fans, complimentary toiletries.

We warmly welcome families and adult groups! Our home is a beautiful setting for quiet retreats, family reunions, and memory-making stays.

We are happy to host small, intimate birthday celebrations, family events, or gatherings. However, to ensure a smooth and pleasant stay, any use beyond simple accommodation, including small events or parties, must be discussed and granted written approval by the host prior to booking.

Please Note: Large parties, loud events, or weddings are strictly not permitted.

ADDITIONAL DETAILS TO NOTE:

-EARLY CHECK-IN / LATE CHECK-OUT-
Three hour early check-in or late check-out is available for an additional $50 fee. Subject to availability.

-PET POLICY-
We welcome well-behaved canine companions (one dog allowance) with prior approval. Please note there is a weight restriction and a nightly pet fee of $50. As always, guests are responsible for cleaning up after their furry friends.

-PARKING-
Parking for up to 4 vehicles in driveway. Additional parking available upon request and pre-approval. NO STREET PARKING AVAILABLE.

-NEIGHBORHOOD-
Please be advised that there are a couple of friendly small dogs that roam the neighborhood.

-POOL AND HOT TUB MAINTENANCE-
Pool/hot tub maintenance workers will be given access to the backyard to ensure cleanliness for each guests arrival. Additional cleanings are available upon request for $30.

-GUEST POLICY-
NO UNREGISTERED GUESTS ALLOWED. MAXIMUM NUMBER OF REGISTERED GUESTS IS 17 AT ANY TIME. When booking be accurate with the number of included guests. $100 per night charge for each additional unregistered guest.

POOL & HOT TUB rules:

1. Swim at your own risk, no lifeguard on duty
2. Shower before entering the pool/hot tub
3. No running or diving
4. No animals in pool/hot tub or on pool deck
5. No food or drink in pool/hot tub
6. No glassware in pool/hot tub or pool deck
7. No boisterous or rough play
8. Children under the age of 14 are not allowed to use the pool without adult supervision
9. No children under 8 in hot tub allowed
10. No more than 17 people in the pool allowed
11. No more than 6 people in the hot tub allowed
12. Pool is not guaranteed to be open beyond our scheduled opening date of May 1 and closing date of October 31st.

ADDTIONAL HOUSE RULES:

1. No large/disruptive parties, loud/disruptive events, or weddings allowed.
2. NO SMOKING, VAPING, E-CIGARETTES, CIGARS, or TOBACCO allowed.
3. Pets allowed upon request and pre-approval. additional fees apply.
4. NO UNREGISTERED GUESTS ALLOWED.
5. NO MORE THAN 17 REGISTERED GUESTS ALLOWED on the premises at any time.
6. Please no food or drink in the bedrooms.
7. Please respect the noise curfew. Quiet hours are from 10:00 PM to 6:00 AM.
8. PLEASE RESPECT our community and neighbors. No outdoor activities after 10:00 PM - that includes the hot tub and pool.
9. Respect check-in and check-out times.
10. Please take care of the furnishings. You will be required to pay for damages that exceed the security deposit.
11. Do not rearrange the furniture.
12. Please do your dishes.
13. Please take the trash out before you leave.

15. NO HEAVY DRINKING allowed on the premises.
