A formal lounge, anchored by a pair of well-worn-in lounges, offers a quieter retreat from the main event: an open-plan dining and family living area that catches the northerly light all day long. Settle in for a film, or gather around the entertainer's dining table for a proper sit-down meal — this room does both equally well. Wide doors open out to a sun-drenched timber deck, flowing through to a private courtyard perfectly suited to alfresco dining and entertaining. The black-and-white kitchen rounds things out nicely, kitted with premium appliances and the kind of bench space that invites you to cook, not just reheat. Comfort is assured throughout the seasons with a combination of reverse-cycle air conditioning and panel heating.

Five bedrooms sleep ten across two levels. Upstairs, the primary suite pairs a queen bed with generous storage and its own ensuite. A second queen room sits alongside a double and a twin-share, while two further bathrooms—each with a bath worth lingering in—mean no one's queuing in the morning. Down on the ground floor, a fifth bedroom holds a plush king, set apart for whoever wants a little distance from the group.

A sleek Euro-style laundry and additional powder room downstairs handle the practical side of things, quietly, so you don't have to think about them.

Outside, a large, sunny deck is made for entertaining or simply unwinding — plenty of room to stretch out with a coffee in the morning or linger over drinks as the afternoon turns to golden hour. Three bathrooms mean nobody's negotiating.

And a location like this—genuinely the best in Hobart—means everything you came for is already on your doorstep with The Shipwrights Arms or 'Shippies' to the locals, Jackman and McRoss and Lēoht all an easy stroll away for a pub meal, coffee or a long, leisurely lunch. It’s a short walk down the historic Kelly's Steps into Salamanca Place, with Hobart's CBD, waterfront and galleries all close behind. For something slower-paced, the Battery Point Sculpture Walk winds through the neighbourhood's heritage streets — a lovely way to take in the area's history before heading back to unwind on the deck.

While the property doesn't come with a dedicated car space, you'll find you barely miss it — everything Hobart has to offer is close enough to reach on foot, making this one of the rare spots in the city where you can genuinely leave the car behind. There is time 2h limited parking on the street if you're prepared to move your car frequently.
