Welcome to San Carlos PH3, a stunning 3-bedroom, 3-bathroom penthouse condo offering breathtaking Gulf views, a spacious private balcony, direct beach access, and resort-style amenities. Located in the heart of Gulf Shores, Alabama, this 1,420 sq. ft. top-floor retreat is ideal for up to 8 guests looking to unwind in style on the Alabama Gulf Coast.

**PLEASE NOTICE- San Carlos has an ongoing concrete spalling project at this time. Swing stages are set up on the South side of the building. During this time, it is recommended that guests keep the drapes closed anytime they would need privacy from 9:00am-5:00pm. Work is occurring on the 01 stack and is expected to be complete April 23. The San Carlos Board of Directors decided that, due to the fact that we have an existing swing stage on the main roof, Valcourt will move forward with approximately eight (8) north walkway repairs (i.e. front of the building). That work will involve minimal noise and no closures/obstructions toward owners/guests.​​​​​​​**

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

‱ RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

‱ NO SMOKING: All properties are non-smoking.

‱ AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

‱ CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

‱ CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

‱ MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

‱ PARKING PASSES: 2 The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

‱ CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

‱ WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Gulf Shores trip

Everything was great. I would say that the condo door wouldn’t lock when we would leave for the beach or to eat dinner. I called and they sent maintenance up but he didn’t seem to know how to fix it. So we would have to pull and lift up on the door just to get it to lock. But other than that the stay was fine.

October Review

Overall great experience as I’ve stayed in this same unit several times. Wanted to report several instances that I think were unusual. The first was on Monday, someone tried to enter the unit, they would’ve if I hadn’t had the inside lock engaged. I asked through the door if I could help them and she sounded confused and told me she thought the unit was empty
 2nd occurrence was on Wednesday or Thursday, another knock at the door and a man hollered out PEST CONTROL. I told him we weren’t dressed for that and he would need to come back another time
.Also, there appeared to be water bottles under one of the twin beds, I could not get down on my knees to retrieve. They were there upon our arrival

Not Clean

We were very excited about renting this condo. It looked updated, bright and clean. However, it was quite dirty and smelled of mildew. Furniture was dirty with stains, floors were filthy, visibly dirty and finger prints on doors/high touch areas. It was obvious the cleaning company did basic and light cleaning. I reached out to the management company-Beach Ball Properties-they did have the floors re-cleaned but nothing else. I called 3 times and sent 4 emails with pictures with little response. I bought a mop and cleaner and cleaned myself. It was that dirty. As well, the condo is not organized. Broken items are thrown in closets, drapery is hanging off the hooks, it has not been painted in quite a while, mold in the shower, lots of random dishes, cups and ripper ware thrown in cupboards. Be prepared to bring shampoo, conditioner, toilet paper, trash bags—management company provides ONE of all these things. Not nearly enough for a weeks stay and will not replenish. Even though I pay the same daily rate if I stay 2 wks vs 3 days-they do not provide enough basic amenities. Would not recommend.

Fantastic

We booked this condo on short notice, wanted to get something booked quickly, pics and location looked good so we pulled the trigger on a whim. Our jaws dropped when we walked through the door, so much more than we were expecting. Location is perfect, parking was great, which is good because you could go days without driving anywhere, tons of great stuff to do in a very short walk. Beach access is steps away after getting off the elevator, with a very nice pool along the way. Great condo!

Beautifully furnished, wonderful views, conveniently located, quiet

Could not have asked for a better place and location. The furniture was beautiful and comfortable inside and on the balcony. Everything was really great. One very small thing was there aren't a whole lot of pots and pans but plenty to make due. Would absolutely stay here again! Elevators were fast, access to the pool and beach were convenient and easy. So beautiful 😍

Great condo, but missing some things

This was a beautiful condo with an even more beautiful view. Comfortable beds and furniture. We were a little surprised that there was only one roll of toilet paper provided per bathroom when we were staying for 4 nights with 7 people, and one trash bag per can that was so thin you couldn’t put much in it. Also the towels were very small like child sized. Other than that, it was a great property. Instacart does deliver so that made it easy to get the things we needed.

Beautiful views!

Great stay. Only complaint was the we couldn’t get the TV in Master bedroom to work and the refrigerator didn’t get very cold. We called about the TV but they never came to check it out. Other than that, it was a great trip and beautiful views from the condo.
