BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Bath towels were very nice, furniture and beds good too. Main floor air conditioning didn't work well. Stuck at 75, would run 5 minutes then stop. Rep came twice, it got better, still sounded bad at unit. Upstairs closet door off, leaning against wall, fall hazard at night. Master TV didn't work, no instructions on how to get it working. No instructions on how to lock main door without calling manager. Broken outdoor furniture in bushes, decking needs resurfacing. Daily parking passes for 7 weren't valid overnight. No info anywhere that said daily doesn't mean 24 hrs, only while daylight. Gate sign says 40 for entire stay parking passes, you charge 50. After paying premium rental rates and seeing thousands of empty parking places, this ridiculous HOA policy and problems with this property will likely prevent us from renting at Beach Club again. No relief from property managers on problems, just a runaround from gate to VRBO to property manager to HOA.

We had a wonderful stay! My family celebrated my Grandmother's 92nd birthday. We had a wonderful time and were able to take walks to the beach daily! She felt like the real "Queen' in this castle cottage!

Family stay

We enjoyed beach and pools. Confused about where ocean view was from this cottage. We enjoyed the turtles and ducks living in the lagoon very much. We didnt enjoy the outdoor gas grill. Years of accumulated grease underneath caused a fire hazard and cost us about 100 dollars in ruined shrimp fish and steak when it all got on fire.

Spacious Home

We have always loved going to the Beach Club, this is the first time renting a cottage. The cottage was very spacious and then some, there were somethings that could use a fix but would not keep me from renting. Well-equipped for our needs and the pool was a bonus for the children. The house sits right by the water way, so you see turtles and small alligators. The home is really nice I would return again.

Great location

This was a great location and resort. We traveled from Seattle, WA, and Fort Wayne, IN. It was a super fun place to meet up for a family vacation. My only complain about this house was the lack of towels. We had less people than the house could fit, but we did not have enough towels and were constantly washing them. Other than that it was super clean.

Amazing Labor Day Trip!

Very good! Loved the stay for the price. Pool for the kids in the courtyard was a big win! A few items needed fixing and the crew was there within 12 hours. Loved our stay and plan to do this next year.
