Wow. Let me count the ways:1. NOT clean. Stevie Wonder could tell this place was not clean.2. NOT safe. The back doors were unlocked when we got there. But that isn't the worst: the exterior doors ALL need to be replaced. My wife could not unlock a single one. The best (thank God) was the rear door to the primary bedroom. The one in the family - unworkable. The one in the dining room - unworkable. The one in the main entry hall - unworkable. Ridiculous to rent a house out that has exterior doors in this kind of condition. You should be ashamed (though I have no doubts you are NOT).3. Garage door opener not working on arrival. Had to sleep with the garage open and exposed to possible intruders the first night. I called immediately upon arriving but your staff said it wasn't important enough to reopen the office to take care of after hours. Message received loud and clear.4. Kitchen ovens are disgusting. Clean them.5. Furniture is in terrible condition. Replace it.6. Top Deck and 2nd floor deck have little or no furnishings. So, I have to stand for the entire time I want to watch the sunrise, pretty surf, or sunset from the best vantage point? You have three (total) plastic chairs on the top two floors, and a single sling chair on the third floor that ripped when I sat in it. Unclean, inadequate, and unsafe to boot. 7. Elevator never worked. They came to work on it and it still didn't function. Not that I would have trusted it for human utility anyway. Just groceries.

The entire property needs a touch up - there were visible water stains on all the carpets and window treatments raising concerns of mold, several chairs were cracked or creaking hard enough to make them feel unsafe for kids and the elderly, and there was a crack in the range that scared us from using it altogether. The elevator was a unique feature but with multiple kids under the age of 10 - its more of a hazard and better left untouched. The hosts could really invest in a better cleaning company or just replace all their linen as multiple towels and sheets - while washed for our stay - all had visible stains that turned us off from wanting to use them. The property also doesn't provide any cleaning equipment - there was no vacuum cleaner, detergent or dishwashing pods so if you have kids tracking in sand from the beach or plan to use the kitchen then you will need to bring in your own cleaning equipment. The only positive aspect of this property are its location - which is right on the beach and its size which was spacious enough for our group of 14 with enough beds, rooms and bathrooms to spread out. The hosts were prompt throughout the stay and checkin and checkout were a breeze, however, as mentioned, the issue of cleanliness and general safety became the biggest issue for our stay.

Can’t beat the location! Perfect beach front , like having a private beach ! I agree with other comments I read , this house could use a deep cleaning experience , maintenance needed on the beach side doors , door off the dining room to back porch was very hard to open and master bedroom downstairs had wet carpet after the rain on first night ! Not able to use the crows nest access either ! need more flatware n the kitchen ! Front steps to the house were nasty too! As it turns out, this was our last trip as “ this family gathering”, the house wasn’t perfect but it served us well for what we needed . The location and beach access was perfect! Those of us that could, spent more time on the beach than we have in the last 20 years. Thank you

The Best

We had 10 adults and 6 children under 8- 3 of our adult children’s families and some friends. We celebrated a 1st and 3rd birthday at the beach! The house accommodated every family unit adequately. We cooked most of our meals in the well stocked kitchen. The views of the gulf from the house are amazing! Having our own private beach entrance and beach space was lovely. It was so easy to slip back in the house with a sleeping baby, or run back for snacks. The back porch with swing kept the little people corralled and entertained. Other than a water park day, we stayed around the house, pool and beach. The house gave everyone space to spread out. Outdoor storage and parking was excellent. We had 5 vehicles, which worked well using garage space. Highly, highly recommend.

LOCATION AND THAT'S IT!

This property was in various states of disrepair and was NOT clean. The doors, walls, floors, kitchen, windows, carpets were dingy and unclean. The a/c was not on and the home was 90 when we arrived. Broken porch swing, rusted out grill, stained/cheap/uncomfortable bedding. Garage was a disaster of random construction/rusty items lying around. Dead rodent that had not been cleared. It was overall unwelcoming and dirty. The location and amount of space were great but we expected a well maintained and clean home for the price we paid.

Grand house

Beautiful home on a beautiful private beach. Quiet, secure neighborhood. Super comfortable beds and clean linens. Kitchen was stocked moderately well, but had no oven mitts which I found out the hard way. Fun pool toys and scooters for the kids. Lovely outside deck to sit and watch the sun set. Barbecue grill has seen better days so bring your own charcoal.

Amazing views, beautiful beach

The first time you walk out the back door and see the beach and the views from the balconies, you know this is going to be a favorite location. We had so much fun exploring the beach and relaxing in the house. Definitely a family favorite now.

Great Location

Overall we had a great stay! The house is on the beach and large enough for everyone to have their own space. The ac worked great in most of the bedrooms and there were extra fans for those rooms that were warm. The water pressure worked great too. The ice machine was so convenient. We spent most of our time on the deck and beach admiring the view. Seriously could not beat the location! However, upon arrival there was a bathroom that was not cleaned, a dirty towel on one of the couches, ants coming out of the kitchen sink, dishes still in both dishwashers, a few broken chairs at the dining room table, the stove top is broken, and the furniture is super old and needs to be updated. The grill did not look usable. For the amount of money that we spent on the house we expected it to be more up to date.

Beach 23

This an amazing house, beautiful views, quiet neighborhood, and everything you need for meal prep. The propane cylinders were empty. Called the local number, and they promptly exchanged them. However, the grill needs to be replaced; it never heated up enough and took a long to grill the meat. A wonderful relaxing vacation.

Quiet and spacious.

Thanks for letting us use your property. We have been vacationing in Perdido/Orange Beach/Gulf shores 10+ years. We LOVE this area and adore coming. We loved many things about this house. For our large family, the number of bedrooms and bathrooms, the large porch (adding a fan would be great) and ample living area were great! A bedroom with bunks was a plus. The kitchen, equipped with two dishwashers and stoves also was a plus for us. Things we liked: A/C worked Well —Private beach—Availability of beach toys and chairs—Pool accessibility—Security—Quiet location—New(ish?) washer and dryer —Large pantry adjacent to kitchen Large dining areas (inside and on porch) and game table—WiFi functioned well—Smart TVs (caveat — No remote for Audio system (?)which we had hoped to use to stream music out to porch) Extra Refrigerator in garage. (caveat, it was VERY dirty!)—-Things we found broken: (please note, we use Rental properties often, all over the US
so take the criticisms as observations from our experience, in an effort to make your properties as lovely and profitable as you wish them to be — and the kind of properties we most enjoy!) Two of the wicker rolling chairs of the game table broken. Broom handle broken-we taped back together. Two glass bowls chipped/ cracked Column in driveway looked to have been hit by a car. We Did NOT do this damage. Several of the beach chairs in garage were broken. Lights over kitchen bar - only ONE functioned. One bulb was out, the other, completely gone. A/C on 3rd level seemed to be completely non-functioning. It was QUITE warm up there, so IF we had needed it for sleeping, we would not have been able to use it. Things needing loving attention: Pans in kitchen. Some are ok/seeming to be new-i ish
others need replacing. ish
others are totally burned-over and non-stick surfaces are peeling or gone completely. A general ‘sifting’ of the pans would be great. Lots of lids were in bottom drawer, but didn’t seem to match some of the cookware there. A brand new set of cookware was in pantry, but we didn’t know if this was intended to be opened or not, so we didn’t. Icemakers (BOTH in refrigerator and bar.). Neither of these seemed to be functioning to normal capacity. The one in the bar would make only a FEW cubes every few hours. The one in the refrigerator made ice, but, also, seemed to be behind all the time.

Right on the Gulf

Excellent property with private walk to adjacent beach. Only glitch was leaking windows during very heavy winds and rain. Correction was in progress as we departed We would stay again
