BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

‱ RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

‱ NO SMOKING: All properties are non-smoking.

‱ AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

‱ CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

‱ CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

‱ MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

‱ PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

‱ CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

‱ WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Having stayed at this property multiple times, it is still a great location. However, the maintenance and responsiveness during this stay, which was with a different property management company than we had encountered previously, was well below expectations. One specific example, the weather was very cold when we stayed and the beds only featured a sheet and a thin quilt. I sent a request asking if they could let us know where we could find extra blankets and over the next week, never heard a response.

Overall we had a great stay! So close to everything, we walked many of places! The only complaints we have is that there is no curtains in the living room area doors so if you have someone sleeping on the pull out couches it will be very bright in there. The master bedroom curtains weren’t clipped in many places and let a lot of light into the room as soon as the sun came up, which wasn’t really a big problem but if you have children who are use to the dark sleeping with you it could be. The shower in the master has little to no water pressure at all, there’s no way to really feel clean using that shower unfortunately especially if you are a woman washing your hair. Many times we left the property the door did not lock, make sure when you leave try to open the door and ensure it locks. Deadbolt does not work on door but thankfully it does have a chain lock at the top of the door that was just a safety concern for us having small children. Sliding doors have locks at the top out of reach of children and was a great peace of mind with having children. One of the guest bathroom had mold on the shower curtain per one of our family members. Overall we had a great stay and was a great choice in holding a family.

PH4 San Carlos

The condo was beautiful with a large balcony and good high top furniture. The wait for the elevator was never long. Check in was easy, as well as the purchase of parking passes. We needed an extra pass because of the number of cars and families we had. But that was no issue. The only complaint I might have was the mattress was pretty squeaky in 1 of the bedrooms. My son actually slept on the rollout couch because he was afraid the sound of the mattress would wake his kids. Other than that, everything was great. And, of course, the location was perfect.

Awesome vacation

We brought our family including grandkids to the beach for a relaxing stay. Some enjoyed the beach, some the pool, and others sitting on the balcony. Everything was clean. We enjoyed local seafood. Grandkids enjoyed the pirates and princess show at the Hangout. An awesome week and the kids are wanting to come back next year.

Fantastic Location

We stayed for a month in January/February. The views were fantastic. I would recommend bringing a pair of binoculars because the condo is 20 floors up. The views from the balcony are stunning. The condo overall was great however, I would recommend replacing the living room furniture. All seating was uncomfortable and hard to get in and out of the couches because they are hide-a-beds. Also, one of the recliners is partially broken as reported by another visitor months ago. Balcony seating was plentiful and comfortable. The buildings elevators and amenities were wonderful.

Wonderful Stay!

Beyond satisfied with this condo. It was so spacious and very convenient. Within walking distance to several restaurants and shops. The kitchen is well stocked as far as utensils, pots, pans, etc. Linen was plentiful. All appliances worked as expected.

Great Location

Our stay was fantastic. We especially love the location. It is within walking distance of the Hangout, food, and shopping. The property was large and had plenty of room for five adults and four kids. The only thing I would recommend would be a new dishwasher. We handwashed the dishes the whole week as the dishwasher didn't clean well. Other than that, all was as expected and we will return.
