Balvattan Farmhouse is set in a secure 1/2 acre garden surrounded by farm fields and enjoys panoramic views across the Spey Valley to the Cairngorm Mountains. This charming five bedroom farmhouse which sleeps 10 provides an ideal holiday base and enjoys some magnificent scenery.

In the enclosed garden is a large patio with purpose built charcoal BBQ, fire pit area and wood fired hot tub which is chemical free, where you can enjoy magnificent views of the Cairngorms. The large kitchen and dining room are definitely the heart of this home and there is space for everyone to dine or just relax with a glass of wine with views to the garden.

Situated off the road at the end of a farm track just outside Boat of Garten & Nethybridge.

Lovely farmhouse

We spent a wonderful and peaceful four nights at Balvattan Farmhouse. We enjoyed the fabulous views, the large private garden and the excellent outdoor facilities. The farmhouse is spacious and well equipped. Staff at GNL most helpful.

Perfect cottage for us

Lovely cottage, beautiful views, great location for Caingorms and woodland Loch walks. We enjoyed the hot tub and the log burning stove in the living room. Comfy mattresses. The enclosed garden was great for dogs and children.

Balvattan Farm House Aug 25.

Had a great holiday in this beautiful house/location. The house was so well equipped for the number of people staying with all sorts of kitchen equipment for all the cooking. The beds were amazingly comfortable and the towels provided were top quality. Loved the garden space to relax and enjoy. It was a great safe space for our dogs also. Would thoroughly recommend staying here.

Family break at Balvattan farmhouse

House is in a lovely location with stunning views. The kids loved exploring the garden. Beds are very comfy. House does need some tlc ( extractor fan in downstairs en-suite not working), could do with wardrobes in bedrooms to hang clothes. The top of the stairs and no fire guard in the lounge were a worry for the youngest child.

Overall the group I was with had a lovely stay. Minor cleanliness issues requiring a bit more attention to detail but generally clean. All communication was pleasant. Beautiful location and many options for things to do, a great base. Our group did feel that it was a lot of money just for weekend and there were quite a few conditions such as rubbish segregation and hot tub filling/heating and emptying. We did however have a lovely stay.

Home from home

A wonderful homely house and beautifuly decorated with Christmas decorations. We relaxed as soon as we entered the house it has lots of space for the grandchildren to play too. What an amazing dream kitchen It was fully equipped for cooking our large family meal at new year. Thankyou for letting us stay we definitely want to book up again for next year.

Wonderful stay at Balvattan Farmhouse

We, two families, had a very nice stay at Balvattan Farmhouse. Everything is furnished with great attention to detail. It offers plenty of space and places to retreat for everyone. We loved preparing our food in the large kitchen and having food with an amazing view. We enjoyed the peace and quiet in a beautiful landscape. Our highlight was the hot tub in the garden. That was a great experience. A hot bath with a spectacular view. We would recommend the Balvattan Farmhouse. Thank you for the lovely stay.

Great property just not for the disabled or elderly

Stayed at Batvattan for 1 week. Place was very well equipped and spotlessly clean. My only issue was the showers which as an elderly partial amputee would benefit from non slip mats and grab rails. Transport is needed from this location. Generally speaking we had a pleasant experience.

Great spot for the family

We had a rather large group (10) and everyone was comfortable. The ground-floor suite was especially nice for my elderly father, as the stairs were challenging for him. The place is a nice mix of rustic (I've never seen a wood-burning hot tub before) and modern (great kitchen!). We had a couple of dumb questions, like how to control the electric for the upstairs shower, which the host was friendly about and responsive to via WhatsApp. All-in-all, a great vacation home!

Highly recommended stunning cottage for large families

Two families stayed is this lovely home. It really is a home away from home. Very cosey. It is very safe for children indoors and outdoors. We were at ease from the moment we walked through the door. The location is great, just 10mins from Aviemore. Views are spectacular from most windows. Wild deer are seen regularly in the fields surrounding the house which young children loved spotting. We would stay here again without a doubt !

An amazing peaceful retreat.

We had a wonderful stay at Balvattan Farmhouse with all the family. The house is full of traditional character and includes an extremely well equipped contemporary kitchen. Home from home! The views from the house and surrounding grounds are spectacular. The garden is ideal for both adults and children. We have ventured over the years to this part of our beautiful country for both summer & winter holidays and this was an ideal peaceful retreat from where we were able to explore further the surrounding area. Adults and children alike would all highly recommend Balvattan Farmhouse and our thanks for a wonderful stay.

Family Weekend Break

Good layout of both house and gardens giving plenty of space for everyone to relax and enjoy. One small drawback was with the oven which had a damaged door. We raised this with the Great North Lodges upon arrival and were advised that the oven is scheduled for replacement. A prompt response - full credit to them.

Beautiful Balvattan

We had the best stay at Balvattan Farmhouse. The house is beautiful and extremely well equipped, it had everything you could possibly need for a comfortable stay. A real home away from home! There was a minor issue with the central heating, however, both the owner and GNL were in touch to advise me about. The owner had also gone out of his way to organise portable radiators until the following day when an engineer came promptly. This was handled really well by both the owner and GNL and did not impact our stay at all. We will 100% return to Balvattan.

An excellent house for a largish group ie 10 people. Beautiful, convenient location with pleasant garden with loads of seats and a super view of the Cairngorms. Kitchen great to cook in with lots of gear. Suggest owners sharpen knives regularly and buy new bowls, too many with worn glaze. Otherwise perfect. GNLs provided excellent and responsive customer service. Note the details say parking for 3 cars. We had 5 cars including 3 SUVs and found parking no problem.

Stunning!

Wow, what a place to stay! The house was very spacious and fitted our party of 6 adults with ease, making it a home away from home. The kitchen was fully equipped with everything needed and its size allowed us to cater for everyone, including allergies without a worry. The front room is cosy and lighting the fire just added more warmth to an already relaxing area. Beds were extremely comfortable and everyone slept very well, there was ample storage for clothes in each room. The views around the whole property are stunning, with several people in our party, getting up early to watch the sunrise over the mountains and the hot tub offered welcome relief and relaxation following days exploring the beautiful scenery in Scotland. There were 6 adults in the party, however the overall travelling party was 23, all of whom we entertained at the Farmhouse for an early Easter get together, with everyone commenting on how lovely the property is. Balvattan Farmhouse location is perfect, close to Aviemore Town, but not too far away either and good, quick access to shops, butchers etc. We have already booked for next year.
