Ski in/Ski out in Granby Ranch w/Private Hot tub!

This beautiful ski in/ski out home is located in Granby Ranch. Enjoy a community pool and dining options at the resort base, without having to get in a vehicle! This home offers luxury in a premier mountain setting.

Our home is just a lift ride away from downhill skiing, cross country skiing, and other mountain recreational activities. Summer activities offer hiking, mountain biking, rafting, golf, fishing, boating, as well as activities at the base of Granby Ranch Resort.

Nightly minimums may apply.

Sleeps 10 to 12 people comfortably. Master bedroom has a king bed, second bedroom has a queen bed, third bedroom has a queen bed, fourth bedroom has two double/twin bunks and there is a double sofa sleeper in the lower level recreation room.

Our main level offers an open concept kitchen, dining, and family room. Making this space perfect for everyone to gather together! Our living room area has a gas fireplace, 2 large sofa's, and large smart TV, perfect for movie night! This main level also features are king size master bedroom with en-suite full bath. Down the hall you will find our queen bedroom with full bath!

Our basement level offers a huge family room with pool table, sofa, and 70" TV! Step out the double doors and take in the ski hill views from our private hot tub! Our bunk room with attached full bath, and queen bedroom with attached full bath complete this level.

Kitchen Amenities: The kitchen is fully equipped to enable you to create wonderful meals for all your guests. There is a full kitchen including a full size refrigerator/freezer, dishwasher, microwave, and gas range and stove. We have included all the things that we find valuable in a home kitchen and have tried to have it available in our mountain home. We are fully stocked with pots, pans, baking supplies, utensils, dish ware and cutlery!

Entertainment : The home has all the entertainment amenities that you want. Both living areas feature High Definition TVs with an HD cable TV. We also offer high speed internet with WiFi connection. You will need to bring a laptop or other device with you to access the internet.

We have an outdoor hot tub on the back deck with easy access, no need to trample through ice and snow! It is so wonderful to sit in the hot tub after a day spent in the outdoors and enjoy the stars.

General Amenities: All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3-4 night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker(Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances(griddle, crock pot, blender, food processor, rice cooker and waffle maker).

We also have a heated garage with plenty of room for your ski equipment and mountain bikes, as well as a new large capacity front loading washer and dryer for your use.

Other Amenities:
The Ranch House at Granby Ranch (5 minutes away by car) has a ping-pong table, foosball, and a fitness center with weights, treadmills, etc. Current rates for guests of Granby Ranch: $10 for a Day Pass per guest (kids 6 and under are free). Simply provide a copy of your reservation with the address showing.

- direct access to Ski Granby Quick Draw Express Lift (still need to ski down to lift
entrance)
- 5 minute drive to Ski Granby Resort Parking Lot (where entrance, the Ranch House, and
the various seasonally-available dining options are located).
- Hiking and Biking Trails accessible outside the property.
- 5 minute drive to Granby Ranch Golf Course
- 8 minute drive to Grand Elk Golf Course
- A Disc Golf Course is available during the Summer via chairlift access via day lift passes.
- Lift-accessed downhill mountain biking and cross-country trails available. (Requires
signed liability waiver and either a day pass or lift ticket purchase)
- 30 minute drive to Grand Lake and the Kawuneeche Visitor Center in Rocky Mountain
National Park
- 30 minute drive to Winter Park Ski Resort
- 20 minute drive to Hot Sulphur Springs
- 20 minute drive to Lake Granby
- 5 minute drive to City Market (Groceries), McDonalds, & Subway

House Rules
1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense.
2.) No events of any kind permitted at anytime. Violations will result in immediate eviction and $1500 fine.
3.) No outdoor fires are permitted at anytime.
4.) No more than our stated allowed number of 4 vehicles total at our home. No on-street parking allowed at anytime. Our HOA does fine and tow and you will be responsible for any fine incurred.
5.) All of our rentals are non-smoking. By renting this home, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
8.) No boats or trailers are to be parked at our rental properties. Any fines from the home owner association, as a result of this broken rule, will be charged to the refundable deposit.

Important to note-
Our home is equipped with noise/smoke sensors. Exterior cameras are also present.

Please check on dates, even if booked. We have 12 other homes in the same neighborhood!
