Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction.

>>The property hosts up to 8 adults comfortably. Larger families/groups may be considered upon request — please contact us in advance.
>>If more than 8 adults are booked without prior approval, and no response is received to our requests within 30 days of check-in, the booking will be cancelled with no refund.

>>Parking is limited: maximum of 4 cars.
>>Special requests ( ie extra bedding) must be made 48 hours in advance.
>>Last-minute requests incur a $100 setup fee (minimum 2 hours’ notice required).
>>Same-Day Booking Policy: Bookings must be made before 6:00 pm. Bookings after this time must be cancelled within 1 hour for a refund, otherwise the first night will be charged with no access.
>>Bins must be placed out for collection on the correct night. (Yellow recycling bins are collected every second week.)
>>This is a non-smoking property. Any cigarette butts found will result in forfeiture of the bond.
>>Neighbour complaints = immediate removal or cancellation of booking
>>Accidental/deliberate damage will incur repair or replacement charges.
>>Guests must leave the property in a clean condition and return furniture to original positions or additional fees apply.

>>Smoking: $1,000 “Smoke Damage” cleaning fee.

>>>>>>2nd call-out: $500 + immediate eviction.

There is a strict no pets on any beds and furniture policy at the property. Any damage or extra cleaning will apply further charges.

>> We need to know the breed, age and size of the pets, and the type of pet.
Pets must not cause danger, damage, nuisance, noise, health hazard or soil inside the house.
Pets cannot be left alone in the house.
You are responsible for any mess or damage your pet leaves behind or injury to another person.
If you arrive at the property with a pet without prior permission you will be asked to leave without any refund or reimbursement.
All dog waste must be cleaned up from the backyard before departure. Failure to do so will result in a $200 cleaning fee.

We were very disappointed in the house especially for paying such a high price. The place was grubby, needed sweeping better before we arrived, had poor maintenance, not good bedding supplies - most quilts needed cleaning, marks on walls where head boards should have been, the list goes on. The spa pool was half empty when we got there. They did get onto it when notified but it meant the first 2 days of a 5 day stay we couldn’t use it and for the price we paid not ideal. You would think the maintenance on the spa would have been scheduled correctly. Kitchen was stocked ok, though Definitely not the supplies alluded to on the description nor the welcome gift mentioned, seemed to have 5000 plates which is odd where the warnings about any kind of group gathering are so strict! The warnings coming with this property were excessive and made you feel nervous or not welcome and a high bond that was taken twice not ideal.No useful info for surrounding restaurants provided, something that is usually helpful.TV internet connection in the far bedroom didnt work so kids couldn't watch their own TVA huge hole in roof/guttering near the front door which is constantly dripping water needs some work.No mirrors in half the bedrooms.No where to put things in rooms no tables, had to keep stuff on floorAll in all, if you are going to charge such high prices then you need to present a certain standard of property.

The Broken house

Starting at the front of the property, the gate to the street was broken, the garage door Broken, the front door Broken, the bathroom door Broken, sink plug Broken, the front door was a slip hazard, leaky water from the roof making it unsafe, the pool deck is rotten making it unsafe, the fridge, water did not work freezer draw broken,in the front bedroom there is no cupboards or draws just put your cloths in the floor , I can go on but there is no point, it was disappointing

Nice location but house needs work

The house was big enough for 10 of us to sleep comfortably with a big pool, well stocked kitchen and it was nice being on the waterfront canal close to Tullebudgera creek. It was relaxing watching the boats and various fish go by. Kyaks were a nice addition. However the house itself needs work. It’s obviously had lots of DIY renovations and some are unfinished. During our stay the gas bottle that runs the stove ran out, there was no backup, the bbq had a birds nest in it, the pool deck is rotting in places. Part of the gate to the canal is only secured on one side. Plus lots of other little things that didn’t work. BNB Bookings were great with communication and replaced the gas and cleaned the bbq promptly.If staying here a car is essential as it is not in walking distance to any shops. Overall this house was not value for the amount we paid. The pictures are a little deceptive.

Family holiday with pup

We loved our stay at this property with pup. . Lots of space, great pool and spa. Everything needed was there. Within easy walking distance of foreshore of Tallebudgera creek and water activities suitable for younger children. 15 minute walk to surf beach. It was listed as having a steep driveway but thankfully this was not the case. Great space for our pup with secure courtyard at front of property and fairly secure grassed area at the rear. However at time of visit there was a gap under deck adjacent to canal where a more adventurous pup could venture.
