Full Kitchen - Microwave, Fridge, Stove, Sink, lots of counter space for more than one chef! Each of our cabins comes equipped with a drip coffee maker, along with locally roasted coffee and filters tailored for your convenience. Additionally, we offer creamer and sugar to enhance your coffee experience. Should you have a preference for a particular brand or coffee accessory, feel free to bring your own along for your stay.





50% deposit due at time of booking, and the balance due will be processed automatically 30 days prior to arrival. (100% may be due at time of booking when using 3rd party booking agents and not directly through our website).



Guest Access:

Gather the family and retreat to the lake for pickleball games, swimming, fishing and evenings spent around the bonfire pit.

 There is a walking trail to the water, lake access and the house is surrounded by outdoor fun and lake access. Every season is magical on the lake. Spring is beautiful, with its dogwood and redbud trees in full bloom. Summer provides incredible weather for boating, swimming, fishing, and sunbathing. Fall brings colors that provide an amazing backdrop for the cabin! You can cuddle up to the fireplace and watch the many eagles that call Beaver Lake home in the winter.



Guest have access to the private pickleball court, the lakeshore, the entire home and the entire property. What is not included is access to the garage or the boat dock.



The Neighborhood:

This road into the Private Pickle ball oasis, is a steep gravel road. We discourage low riding sports cars. We highly discourage motorcycles because of the terrain. A high clearance AWD or four-wheel drive vehicle is recommended and four-wheel drive in inclement weather is necessary. If you would like to trailer a boat and use the local marina, Starkey's, we can provide parking for you boat and trailer with pre-approval. Guest do not have access to the nearby boat dock.



Getting Around:

If you choose to explore the beautiful neighboring areas, Eureka Springs is only 25 minutes away. Rogers is only 20 minutes away. There are many hiking and biking trails scattered throughout the entire Northwest Arkansas area.



Other Things to Note:

Please contact us if there is any change in the number of guests that will be staying at the property. It is very important for us to know the number of guests in case of an emergency or natural disaster. Neither floor space, nor furniture may be used as additional sleeping areas. *Exceeding the number of guests stated on the reservation, or allowing the entry of an unauthorized pet into the property will be quickly addressed and require immediate compliance with the Rental Agreement. Note, we are able to monitor the number of guests and pets at the entry point of the property. (None of our properties have internal surveillance video). Exceeding the number of guests stated on your reservation without notifying us will result in an automatic charge of the additional guest fee up to the maximum occupancy of the Property. If you have exceeded the maximum occupancy allowed at the Property, we will charge $195 per each guest over the maximum occupancy per night. Intentional deception of the occupancy during your stay will result in immediate cancellation of your reservation and cessation of your stay without refund. Travel Tip - Midweek rates are lower than weekend rates - try adjusting your travel dates to view the best rates. Cancelation: Please note that, WITHIN 30 days of arrival, your reservation becomes non-refundable and cannot be rescheduled. Please plan accordingly.



Interaction with Guests:

There is wifi, streaming services available on the Roku interface (with your own account) As with all Vacation Rental Properties, Guests acknowledge that activity on the Property carries with it the potential for injury due to unfamiliar terrain and layout. The topography in the area has frequent changes in elevation requiring steps and walkways that conform to the landscape, therefore, please use caution and familiarize yourself with all areas of the property. We keep the property maintained, although, all liability is waived and you are accepting the property with no assurances. Emergencies are very rare, yet, it is smart to be prepared for inclement weather, natural disaster, or injury when traveling. To ensure safety and security, video cameras are installed on the exterior of the premises and there is one camera inside the home pointed at the front door, covering the entrance only.
