Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee of $95+tax will apply in addition to the nightly rate.

-Max of two w/70 lb weight limit

-Please keep your pups leashed outside and clean up after them.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

Main Street serves as the heart of the action in Fredericksburg. With over 150 shops, boutiques, and art galleries, visitors can peruse a wide array of unique offerings. The street is also home to numerous restaurants, wine tasting rooms, a brewpub, and two museums, offering a diverse range of dining and cultural experiences. The lively atmosphere and variety of options make Main Street a popular destination for locals and tourists alike.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.

8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Cozi authorization to levy a minimum additional cleaning fee of $500.

9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.

No WIFI/No Adjustment

Overall the place was satisfactory except we had no WIFI for the entire stay. I asked it to be fixed...it never got fixed for the entirety of my stay. In addition, I have asked for an adjustment to the amount we paid for not having wifi...it has been over two weeks and they are still working on whether to do this. If I book a place where WIFI is to be included, and then it doesn't work, I expect something to be done. Everything else was good but don't understand how this is so hard too resolve. Not good customer service.

This property is lovely and so close to the heart of everything in Fredricksburg. The amenities are top notch. We used the fireplace and hot tub and enjoyed them. We had a great night's sleep each night due to the comfy mattresses! Communication was wonderful and the check in and checkout were super easy!

Nice place to stay

Nicely located about 1.25 miles from Main Street in Fredericksburg. Easy access to shopping, wineries, and distilleries. Quite location with comfortable beds. Well lighted throughout should you like to read after a long shopping day.
