The Space:

Sage is a beautifully remodeled 3-bedroom, 2-bath farmhouse-style home that comfortably sleeps up to 8 guests, making it ideal for families, couples, or friends traveling together.



Inside, you’ll find a bright, open living space perfect for gathering, enjoy movie nights, board games, or quiet evenings by the cozy electric stove that adds vintage charm without the fuss. The fully equipped kitchen invites home-cooked meals, complemented by a dining table for shared dinners, a breakfast nook for casual mornings, and a dedicated coffee bar to start each day right.



Each of the three bedrooms features a king-size bed with plush linens and fluffy pillows, ensuring restful nights after days spent exploring. The primary suite includes an en-suite bathroom with a dual vanity and spacious walk-in shower, while the second bathroom also offers a modern stand-up shower. A washer and dryer are available for guest convenience, perfect for longer stays or river days.



Step outside to embrace true Hill Country living. A spacious deck provides the perfect setting for outdoor dining and grilling, while the private hot tub offers a relaxing place to unwind under the stars.



Guests enjoy direct access to the Pedernales River, ideal for kayaking, floating, or simply soaking in the peaceful views. A large covered pavilion near the water features comfortable seating and a convenient bathroom—perfect for group gatherings, celebrations, or shaded relaxation. A dedicated photo backdrop wall makes capturing and sharing memories effortless.



Hammocks, swings, and riverside walking trails invite you to slow down and reconnect with nature, creating an atmosphere that feels both secluded and special.

Great news for pet lovers! This property is pet-friendly, so you can bring your furry friends along for the adventure. We want everyone to enjoy their stay, including your four-legged family members. To ensure a paw-sitive experience please be aware of the following:



Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee(s) of $115.00 plus tax will apply in addition to the nightly rate.

-Maximum of two dogs allowed with a combined maximum weight of 50 lbs.

-Please keep your pups leashed outside and clean up after them.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.

8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Stay Texas authorization to levy a minimum additional cleaning fee of $500.

9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

- For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
