The Space:

Welcome to our luxurious retreat just steps away from historic Main Street. From the spacious living areas to the tranquil backyard oasis, every detail of this property has been designed with your comfort and enjoyment in mind.



Step into the spacious and bright living room, where cozy sofa seating surrounds a flat-screen TV, creating the perfect spot for relaxation and entertainment. The adjacent chef's kitchen is a culinary haven, boasting stainless steel appliances, a large island with seating for four, and ample counter space for preparing delicious meals. A convenient half bath adds to the comfort of the main living area.



Retreat to the master bedroom, featuring a sumptuous king bed, walk-in closet, and en-suite bathroom. Indulge in ultimate relaxation in the large soaking tub, or refresh in the walk-in shower with double vanity. The second bedroom offers two queen beds and a cozy sitting area nestled against large windows, while the third bedroom boasts a king bed. A second full bathroom is shared between these bedrooms, ensuring convenience for all guests.

Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59.99 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

1. Check-in instructions, house rules, and property addresses will be available via email.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed, and no refunds for disruptions.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit (if available) at your vacation rental.

11. Please observe Fredericksburg’s Quiet Hours (10pm to 7am)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
