WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (maximum of 5 dogs); any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Guests are responsible for providing additional supplies as needed during their stay.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-There is a Smart TV with Netflix on each floor.
-There are three remote-controlled Mitsubishi mini-splits, one on each floor.
-The home has a wood stove on the main level. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. -Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
-The home has a firepit.
-The home has a propane grill; propane is provided.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking limitation of 3 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing 3 steps.

Trash and Recycling
-You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee or can be brought to the town's Transfer Station.

Disclosures
-A signed rental agreement is required for all reservations.
-Some of our homes are equipped with exterior cameras for security purposes.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.

We loved the layout of the house as each group got 1 floor (since we had a mix of kid age groups) however the door to the stairs didnt close all the way and created a hazard. Would also love handles on the barn doors as we almost got locked in a room, I had to pry it open with my finger nails. Location was beautiful and easy drive to wherever we wanted to go. Appreciated the deck with no stairs on second floor so kids could go on it without worrying.

Great location for family activities. An 8 minute drive to Echo Lake, and the grocery store is a 15 minute drive for quick pick ups or even delivery. The home was easy to be kept cool. Just a note, there aren't any TVs in the bedrooms, if you're expecting it. But two large smart TVs in the two living rooms.

NH Ski Trip

The property was exactly as described. The house is very comfortable. It is in a quiet setting that feels like you are away from everything but you are actually close to town. It is centrally located to many attractions in the White Mountains. We went to 3 different ski resorts, all within a 30 minute drive.

Nice house but...

It's a nice house, nice neighborhood, close to the highway but you don't really hear it. It doesn't have A/C and the first couple days were miserable because the humidity was awful and the fans didn't do anything. The house is good for 10 people to sleep but doesn't offer enough towels only 8 towels for 10 people and the kitchen needs more silverware, mugs and a coffee maker. The keurig they have is nice but not for 10 adults that want coffee in the morning. The first floor was with a smell of humidity and the dehumidifier wasn't doing much the first couple days. It was a big storm while we were there and my car got crashed with a big tree branch. I know the owners can't predict the weather, but they should cut some trees. The house is nice but probably go in winter time. The house needs an A/C.

Nice Family Vacation

Perfect fit for our family. The house was laid out to give everyone a bit of privacy. Grandchildren and parents on first level. Mom and Papa on second level, with loft for a 19 year old. 2 pups as well. Location was another bonus. Near everything you need. From pancakes to Storyland.. Great week. ( couple of bear sitings as well ) e loft
