Welcome to Two Tides, a spacious four-bedroom, two-bath Folly Beach home for up to nine guests. Located steps from beach access, the home offers two kitchens, two living rooms, and separate sleeping areas under one roof.
The flexible layout is ideal for two families, multigenerational groups, extended families, couples traveling together, or friends who want to vacation together while still having space and privacy.
The upper level includes three bedrooms, one full bathroom, the main kitchen and living room, and a large screened porch. Downstairs features a king bedroom, full bathroom, second kitchen, dining area, and another living room. Enjoy time together on the screened porch or spread out between the two living spaces for movies, games, reading, and quiet time.

Folly Beach is a laid-back coastal community with restaurants, shops, nightlife, water activities, and local tours. Downtown Charleston is approximately 12 miles away, and Charleston International Airport is approximately 22 miles away.

Beach towels and beach equipment are not provided; however, guests may use any equipment already available at the property. Coffee, coffee grounds, and flat-bottom filters are not provided.

Notes
The primary renter must be at least 25 years old.
Your keyless-entry code will be provided before arrival.
Check-in begins at 4:00 p.m. Check-out is by 10:00 a.m.
Folly Beach quiet hours are from 10:00 p.m. to 8:00 a.m.
Maximum occupancy is nine people at any time during the stay.
Smoking is prohibited both inside and outside the property.
House parties, weddings, functions, events, bands, DJs, and similar gatherings are prohibited.

Pets are considered but must be approved by our office before arrival. The nonrefundable pet fee is $150 plus tax per pet and must be paid before arrival.
A maximum of two pets is permitted. Each pet must weigh no more than 60 pounds. Puppies under one year old and cats are not permitted.
Emotional-support animals, comfort animals, and therapy dogs are not service animals under Titles II and III of the ADA and are subject to approval and applicable fees before arrival.

A 50% payment is required at booking. The remaining 50% is due 30 days before check-in and will be charged to the card on file. Reservations made within 30 days of arrival require full payment at booking.

To protect our guests, property owners, neighbors, and the Folly Beach community, this property uses a privacy-compliant NoiseAware sensor that measures decibel levels only. It does not listen to or record conversations.
If noise exceeds the legal limit, you may receive a friendly text reminder to lower the volume. Noise violations may involve Folly Beach police, result in fines, and place the homeowner's vacation-rental business license at risk of revocation.
Misrepresented occupancy, unregistered guests, excessive noise, or reported disturbances may result in immediate termination of the rental agreement. Guests may be required to vacate the property without a refund.
