Walk or ride your bike 0.3 miles down the road to enjoy local favorites Wilson Park or the Razorback Greenway - both offer easy access to Northwest Arkansas eateries, shops, and more. Head just THREE minutes up the road to be greeted by Old Main herself as well as the entire University of Arkansas campus and the football stadium. A short 5-minute drive or quick 'Spin' scooter ride will take you to Dickson Street or the Downtown Square - aka Fayetteville's hub for food, drink, entertainment and more.



Offering views of Fayetteville, our newly updated 6-bedroom home is the perfect blend of luxury and convenience.



Upon arrival, you'll be greeted by our main floor kitchen and living room area. Our kitchen features a wood-top island, high-end amenities and appliances, a built-in wine rack and a large bar with seating. An 8-top dining table sits between the living-kitchen area, offering a comfortable place to enjoy meals. The perfect place to cook a meal while continuing the fun and conversation with your loved ones! On the far side of this room, you'll also find our first living room area. Complete with a comfy sectional, an easy-to-use remote-controlled fireplace and Smart TV, this is the perfect place to curl up with a good book and a cup of coffee. The main level of our home features three bedrooms. A King bedroom with freshly remodeled luxury en suite bath plus patio views. The other two bedrooms on the main level are private Queen rooms.



In our upstairs loft space above the main floor, we have a decked-out game room featuring a pool table, board games, a seating area with two leather couches, a Smart TV, another 4-top dining table and a bathroom. This is the perfect place to kick back, relax and enjoy some friendly competition! One of our sofas doubles as extra sleeping room - a Queen-size bed with extra linens for 2 more guests.



Downstairs on our ground floor, you'll find our second kitchen and living room area. This kitchen features high-end amenities and appliances, a large bar with seating for 3 and direct access to the backyard. Here, you'll also find our second living space, which is home to a super comfy sectional and Smart TV. Between the two spaces, find our 4-top dining table. The downstairs level features three more private bedrooms.



When it's time to settle down for the night, choose from any of our SIX private bedrooms:

On the main floor:

(1) Our Master bedroom features a King bed, walk-in closet with washer and dryer, dresser, direct access to the deck and large en suite bath.

(2) Queen bedroom with walk-in closet, desk and shared bathroom.

(3) Queen bedroom with walk-in closet and nearby bathroom.

On the ground floor:

(4) A Queen bedroom with closet, nearby bathroom and huge window overlooking the backyard.

(5) Queen bedroom with closet and nearby bathroom.

(6) A bunk bed with a Full on the bottom and a Twin on the top. This room also features a closet and an en suite bathroom.



Outside, unwind in one of our FOUR outdoor living spaces! Before entering our home, you'll see the cozy seating area located on the front deck of our home. This is our favorite place to enjoy our morning cup of coffee while enjoying the sights and sounds of our neighborhood. If you step through the door in our main floor living room, you'll find our deck with a Weber grill and outdoor seating area. Through the door in our ground floor kitchen and living area, you'll have access to our backyard, which features a fire pit and four chairs for your enjoyment. Last but not least, our deck with an outdoor dining area and hammock can be accessed through the ground floor dining room or living.

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Other Things to Note:

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.

- Pet fees, event fees, early check-in fees, and late check-out fees are non-refundable. These fees are confirmed at the time of booking and are not eligible for reimbursement, regardless of changes in guest plans or usage. Guests are encouraged to review all optional services carefully before confirming payment.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
