***Main Level ***

• Living Room: Intimate open concept layout with Seating area with sofa and 2 chairs, mounted 48" Smart TV and Wood burning fireplace, which then leads to dinning area/kitchen.

• Bedroom 1: King bedroom with cozy bed, ceiling fan, closet with windows to forest views!

• Bathroom 1: Full bathroom with single vanity, and standing shower

• Kitchen: Fully stocked kitchen with all the necessities! (oven, microwave, Fridge, Stove, plates, bowls, mugs, cups, silverware, pots, pans, crock pot, toaster, knife block, cutting board, cookie sheets, colander, casserole dishes, paper towels, etc!)

•Dinning area: Over sized dinning table which has room for the whole family to share a meal!

• Deck access: Double doors leading to outdoor patio and tranquil forest with propane grill

**Lower level**

• Bedroom 2: Queen bed, 2 chairs for additional seating and a luggage rack to store your belongings!

• Bedroom 3: sets of bunk beds perfect place for the kids to crash after a long day!

• Bathroom 2: Stacked stone design bathroom with standing shower and single vanity

• Laundry room: Free use of laundry room if it is required!

• Upper Level (Loft): Game room: Comfy oversized sectional couch with 55"TV, mini arcade game with multiple options to choose from!

Outdoors:

• Deck/Patio: Gas grill, patio seating, string lights and a Hot tub perfect for relaxing and taking in the tranquil forest vibes

• Lower level: Fire pit with plenty of seating to enjoy all nature has to offer

• High speed Wifi is available if work just cannot wait or you would like to stream your favorite movie!

• We supply a starter supply of two rolls of toilet paper per bathroom and a roll of paper towels.

• Furry friends are welcome! We love dogs and are happily DOG FRIENDLY. We just ask no more than 2 dogs w/out approval and please use pet throw blankets provided to cover couch to avoid scratching.

• The entire exterior of the property is treated with scheduled pest management. With that being said, the property is in the woods of a large nature reserve, so an occasional bug sighting comes with the territory.

• Located in a gated community (Coosawattee River Resort) with 24/7 security so safety is of no concern.

• There are many entrances to our resort community, but our home is located near the closest entrance for easy access to all the activities, orchards, vineyards, hiking trails, shopping, and local restaurants

• Easy Check in available with Keypad and smart lock with personalized key code

• All roads leading us are paved roads and well maintained so no narrow gravel paths , any car can get you here. We are also only a few minutes from all the best restaurants and shops in the area!

Neighborhood:

The Property is in Coosawatte River Resort which is a 5,500 acre, gated community and nature preserve in the beautiful Blue Ridge mountains in Ellijay, GA. Ellijay is the Apple and Mountain bike capital of Georgia with endless activities to enjoy! We are also located near many national forest preserves as well! Many deer call the this neighborhood home and I can almost guarantee you will see them in their natural habitat each day!

It also offers many amenities for free! Your Stay includes access to all 5 parks, access to the River tubing (tube not included) and rope swing, Picnic Area with Charcoal BBQ Grills, fishing pond (No License required), Fenced in Doggy park area (Large and Small dog separation). We are a dog friendly property so furry friends are welcome!

There are also a number of paid amenities but your stay includes FREE passes for your entire stay! Amenities include an Indoor (heated pool)/outdoor pools, mini golf (Putt putt) , pickle-ball, basketball and tennis courts, workout room (weights, exercise bike, elliptical, treadmill), and arcade w/ pool table, ping pong, air hockey and arcade games. I would recommend a day at the pool followed by a round of mini golf in the early evening! Please leave passes when you check out otherwise there is a $100 replacement fee.
