The Space:

A wraparound couch, two cozy armchairs, and a smart TV with cable make it the ideal spot for movie nights, game days, or unwinding after time on the water. The kitchen flows easily from the living space and is set up for effortless mornings and group meals. Start your day at the coffee station featuring both a Keurig single-serve and Cuisinart drip coffee maker, then gather at the counter seating for four or the dining table for six just beyond. Stainless steel appliances complete the space, making it easy to cook in or reheat your favorite lake-day meals.



Outside is where Mimosa Mornings truly shines, offering three distinct outdoor spaces designed for relaxing and enjoying lake life. The upper deck is perfect for gathering, featuring outdoor dining along with a gas griddle and BBQ grill—ideal for meals with a view. Below, the lower patio with a lakeside bar invites long afternoons with comfortable seating, a TV for watching the game, and a fire pit for evenings by the water.



Wander down to the private dock, where you’ll find additional comfortable seating, an open boat slip ready for your lake adventures, and a dedicated fish cleaning station for your day’s catch. Whether you’re here for sunrise coffee overlooking the lake, afternoons on the boat, or fireside conversations after sunset, Mimosa Mornings delivers an authentic Lake of the Ozarks getaway designed for slowing down and savoring every moment.



This home comfortably sleeps 12 guests between 5 private bedrooms.



Bedroom #1 includes a king size bed, a smart TV, and an ensuite bathroom with a dual vanity, a jetted tub, and a walk-in shower.



Bedroom #2 includes a queen size bed, a cable TV, and a Jack-and-Jill bathroom with a single vanity and a shower/tub combo, also accessible via the hallway.



Bedroom #3 includes a set of twin-over-full bunk beds, a twin size trundle bed, and a smart TV.



Bedroom #4 includes a queen size bed, a smart TV, deck access, and a Jack-and-Jill bathroom with a single vanity and a walk-in shower, also accessible via the hallway.



Bedroom #5 includes a twin size bed, a twin size trundle, and a smart TV.



THINGS TO NOTE:

• Washer and dryer in home.

• Driveway parking for 3 vehicles available in the circular driveway. 2 additional vehicles can park along the road in the designated parallel parking area near the drive.

• The dock is available for guest use. Guests can bring a boat to park in the open boat slip.

o A trailer cannot be parked onsite, but the boat ramp and trailer parking is available at the marina nearby.

• This home is pet friendly. We understand that pets are a part of your family, and we welcome well-behaved pets in our vacation rental. To ensure a pleasant stay for all guests, we kindly request adherence to the following guidelines:

o Please note that there is an additional Pet Fee of $25 per pet per day that is not included in your final booking cost. To pay your Pet Fee, please contact the Customer Care Team after booking.

o We allow a maximum of 2 pets per stay. Dogs only.

o Only dogs under 70 pounds are permitted. We do not allow pets over this weight limit. This policy is in place to help protect the property and ensure a safe, comfortable environment for all guests.

o Pets must be well-behaved, house-trained, and under the control of their owners at all times. Excessive barking, aggressive behavior, or any disturbances to neighbors are not permitted. Pets should not be left unattended in the property unless in a secure crate or carrier.

o Pet owners are responsible for cleaning up after their pets both inside the rental and in the surrounding areas. Any damage caused by pets will be charged accordingly.

o Pets are not allowed on furniture, including beds and sofas. Please bring your pet's bedding or crate for their comfort.

o Guests are responsible for complying with local leash laws and pet regulations. Pets must be on a leash when outside the rental property.

o Failure to comply with this pet policy may result in additional cleaning fees, Damage fees, or, in severe cases, termination of the rental agreement without refund.

o By bringing your pet to our vacation rental, you agree to adhere to these guidelines. We appreciate your cooperation in ensuring a pleasant experience for all our guests.

• This home is equipped with two (2) external security cameras;

o (1) is a Ring doorbell actively monitoring the front driveway,

o (2) is a Ring camera located on the dock and actively monitoring the boat area.
