This property boasts a beautifully equipped kitchen with a breakfast bar that flows into a spacious living area. The living area features floor-to-ceiling windows that provide breathtaking views of the Palm and Palm Marina. Additionally, the living area includes a dining table and comfortable seating for guests to enjoy TV viewing or the stunning views. The property has two bedrooms, each offering guests a splendid view of the sea and a private bathroom. There is also a WC in the hallway and a designated desk area for work or studying.
Located in a private area on the top right-hand side of the trunk of the exclusive manmade island of Palm Jumeirah, Tiara Residence offers pristine beachfront living with fabulous views of the Burj Al Arab, the iconic Burj Khalifa, and the gorgeous Dubai skyline. Some of the more noteworthy amenities include but are not limited to private beach access, kayak rentals, 24 hours concierge, a cafeteria, restaurants, a volleyball court, health club, sauna, steam, separate swimming pools for kids and adults, lobby, centrally air conditioning and heating, water disposal, parking space, round the clock security and maintenance, close circuit television security, internet, intercom, satellite/ Cable television, smart home system, barbecue area, daycare facility, amongst others. These residences are perfect for families who love living by the beach.
**Important things to note**
Once you have made your booking you will be asked to complete guest verification through third-party provider Truvi. This is done to provide both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so as soon as possible to complete the booking process and enable a quick and easy check-in.
You will also be given a choice of buying a non-refundable damage waiver for $35/ÂŁ29 or paying a refundable damage deposit $500. We suggest you buy the damage waiver as it protects you in case you cause accidental damage during your stay and is a cost-effective option.
To comply with Dubai Tourism mandate, the accommodation is fitted with keyless access which requires an APP download. You MUST provide a valid email address as this is required for the Keyless app invitation. Failure to comply will delay check-in. Access to the accommodation is app-based; no physical keys are provided for the door access.
Once you have booked and received the confirmation email, to ensure a smooth check in and to meet our obligations with the Tourism authority, we kindly ask you to provide passport details of all guests through your guest portal.
Your passport will only serve the following purposes:
1. register your stay with the Tourism authority
2. notify the building security to allow you entry
The Tourism Dirham fee is AED 10 per bedroom per night.
House Rules include respecting the neighbours, furniture, and no parties whatsoever. Please adhere to House and Community Rules and to Dubai Laws and Regulations at all times.
For the safety and comfort of all guests, this is a NON-SMOKING property. Please refrain from smoking inside the property.
This is a self-catering property. For your convenience we provide a few essentials for your arrival until you can visit a supermarket. Please note that consumables such as cooking condiments, cleaning products, and additional toiletries are not provided.
The cleaning fee included in the booking is for the check-out clean. If you require additional cleaning during your stay, you can add a midstay clean in your guest portal once you have booked.
Check-in time is from 3:00 PM and check-out is no later than 11:00 AM.
Lastly, please be aware that Dubai is constantly developing, and as a result, there may be active construction nearby or renovations within the community or building that could potentially cause noise disturbance. As accommodation in the building is privately owned, we are not made aware of this in advance.

âą To respect the residential purpose of the Holiday Home.
âą Visitors may not remain in the Holiday Home between 12:00 midnight and 8:00 am.
âą Respect residential amenities and security of property and neighbours.
âą Refrain from any uncivilised/inappropriate behaviour.
âą Guests must not create noise that is offensive to neighbours, during arrival and departure and at any time during occupancy, especially between 10pm-8am. Noise is considered to be too loud if it can be heard by an adjacent neighbour when inside their property with their windows and doors closed.
âą Refrain from smoking in non-smoking areas.
âą Children under 14 should be supervised in all recreation areas.
âą Guests may not make any alterations to the Property without prior written approval of the Property owner.
âą Comply with vehicle parking rules, show consideration to and cause the minimum disturbance to others regarding parking.
âą To dispose of garbage and recycling in accordance with normal practice at the Property and building or community and in the allocated bins and areas.
âą Guests must not leave rubbish in public or common areas.
âą Guests must comply with requirements concerning the relevant garbage and recycling collection days, as well as any requirements relating to garbage disposal or waste minimisation.
âą To notify DVH Holiday Homes of any disputes or complaints as soon as is practicable.
Please note that Guest and Visitor conduct that is not in accordance with these Rules may result in:
âą Eviction of the Guest.
âą Loss of security deposit paid, or accommodation amount paid or a claim against a damage waiver.
âą Payment of additional fees depending on the damage to the Holiday Home or others.
âą Holiday Home Permit termination.
